  • Why Mobile Homes Can Be a Speedy Selling Solution

The housing market can be a whirlwind, especially for sellers. In a world of bidding wars and lengthy processes, the prospect of a quick sale can be incredibly appealing. While traditional homes hold a certain allure, mobile homes offer a unique advantage: potentially faster selling times. But is that the only reason to consider a mobile home? Absolutely not! Let’s explore the world of mobile homes and debunk some common myths, all while highlighting why they can be a fantastic option for both budget-conscious buyers and sellers seeking an efficient transaction.

Affordability and Efficiency: The Mobile Home Advantage

Mobile homes, often referred to as manufactured homes, are built in factories to high standards, ensuring quality and consistency. This factory assembly translates into significant cost savings compared to traditional site-built homes. The streamlined construction process also means shorter wait times, allowing you to move in or sell much faster.

Imagine finding your dream mobile home, sparkling new and move-in ready, within a matter of weeks. This is a stark contrast to the potential months it can take for a traditional home to be built, not to mention the additional time for listing and selling a pre-existing one.

Beyond Speed: The Allure of Modern Mobile Homes

Gone are the days of stereotypical mobile homes. Today’s manufactured homes boast modern designs, spacious layouts, and high-quality finishes that rival their site-built counterparts. They come in a variety of sizes and styles to suit any need, from cozy studios to expansive family homes.

Many mobile homes feature energy-efficient appliances, designer touches, and open-concept living areas, creating a comfortable and stylish environment. Imagine finding a move-in-ready haven that perfectly fits your budget and frees you from the burden of renovations or repairs.

Building Strong Communities: The Mobile Home Park Advantage

While some may envision mobile homes as isolated units, the reality is far more vibrant. Many mobile homes reside in communities that foster a strong sense of belonging. These communities often offer amenities like swimming pools, playgrounds, and clubhouses, creating a perfect environment for families and retirees alike.

The sense of community can be a major advantage, especially for those seeking a close-knit social atmosphere. Imagine a friendly neighborhood where you can connect with like-minded people and enjoy shared spaces while maintaining your mobile home’s privacy.

Financial Considerations: Understanding Mobile Home Value

It’s important to understand the unique value proposition of mobile homes. Unlike traditional homes that typically appreciate in value, mobile homes generally depreciate. However, the land they sit on, if owned by the homeowner, can appreciate similarly to traditional land.

The affordability of the home itself, coupled with potentially rising land value, can still make mobile homes a sound financial decision. For some, the lower upfront cost and potentially lower property taxes associated with mobile homes can be a significant advantage.

Selling Strategies: Optimizing Your Mobile Home Sale

Just like any property, proper preparation is key to a successful mobile home sale. Here are some tips to get you started:

    • Price it Right: Research comparable mobile homes in your area to determine a fair and competitive asking price.
    • Spruce it Up: Enhance your mobile home’s curb appeal with fresh paint, landscaping, and minor repairs.
    • Stage it for Success: Declutter and create a welcoming atmosphere that showcases the home’s best features.
    • Partner with a Knowledgeable Agent: Enlist a realtor specializing in mobile homes who understands the market and can effectively target potential buyers.
    • Embrace Digital Marketing: Utilize online platforms specifically catering to mobile homes to reach a wider audience.

By implementing these strategies, you can significantly increase your chances of finding a buyer quickly and achieving a smooth, successful sale.

The Final Verdict: Mobile Homes – A Viable and Speedier Option

While traditional homes hold a certain cachet, mobile homes offer undeniable advantages, particularly for speed of sale and affordability. Modern mobile homes are well-built, stylish, and offer a fantastic living environment within a potentially tight timeframe. The potential for a strong sense of community in mobile home parks adds another layer of appeal.

So, if you’re looking for a streamlined selling process, a budget-friendly option, and a comfortable living space, a mobile home might be the perfect fit. Embrace the efficiency and affordability that mobile homes offer, and find yourself settled in your new haven much sooner than you might expect.

  • Are Sarasota Mobile Homes Selling As Fast As Real Estate?

Anytime one turns on the news, they’re bombarded with constant housing updates from the newscaster telling them how fast homes are selling across the entire country.

Homes that are usually taking months to sell are taking mere days if even going on the market at all before getting a great, if not a full-priced asking offer!

Just this week, I read a report that stated that due to COVID-19 restrictions and how they’re affecting other states, mixed with the historic low interest rates, over a thousand people per day are moving to the state of Florida!

It’s crazy, but then again, I can not blame those who want to move to such a beautiful area!

It is hard to tell at this exact moment if the additional traffic we are seeing around Sarasota County is due to this, or a result of the snowbirds coming in early for the season.

So, with all of this talk about homes selling so fast right now throughout the country, and especially in the State of Florida, does this mean that mobile homes are selling just as fast?

We have seen a surge of snowbirds who already own homes living down here much earlier than normal.

We began seeing this surge of people in the late summer of this year, mostly in the more expensive mobile home communities throughout the Sarasota County area.

With this additional group of people, we have not seen much of an increase in home sales, but we have seen a large increase in homes that have been going on the market for sale. Most of the homes going on the market over the past few months are in the over $50,000 price point. Although they have sold quicker than what we have seen in the past, we have not seen the rapid speed of that, of the single-family market.

What we continue to see is that homes that are priced right and marketed aggressively will sell quickly, no matter what time of year, or what the real estate market is currently doing.

We see homes stay on the market longer when the homes are not priced accurately for the community in which they are residing. This can happen often if the Seller is focused on receiving one amount for their home whether it is justified or not.

While some single-family neighborhoods can get away with huge price jumps to force area comps in the area we do not see that in the mobile home communities that we at, The Mobile Home Dealer, work in. One reason for this is that the homes that are in land-leased communities are taxed as personal property and not as traditional real estate, which makes pulling sales comps extremely difficult.

Mobile homes are a great, affordable housing option and one that will provide a faster than normal sale but has not seen the dramatic increase in price valuation as a single-family market has seen, throughout this real estate housing bubble that we’re currently in.

The good news is that although the housing bubble has not hit the mobile home market when this bubble eventually pops, as they all do, it should not affect the mobile home industry either!

Having said that, several market reports are forecasting an increase in mobile home sales in 2022 and 2023. In 2020, there is a big jump in the average price of mobile homes in Florida according to US census data.

Since 2014, prices of new mobile homes have spiked. That said, the average price of a mobile home is still much more affordable than the average price of a single-family traditional home. According to the U.S. Census data, the average price of a new manufactured home is $108,100 with a 19.5% increase from 2020. The average price of a single-family conventional home is $454,000. This makes mobile homes a much more economically viable option for many individuals and families.

Additionally, mobile homes are often situated in special, often gated, parks, making them a desirable and secure housing option. Furthermore, there are many amenities often found in these parks, such as pools and other recreational activities. All of these factors combine to make mobile homes a great option for those looking to invest in a new home. The low cost and secure environment of mobile homes make them an attractive option for those looking to buy a home on a budget

Although the price of new mobile homes is rapidly increasing, Buyers who have limited budgets still have many choices There are mobile homes that cost as low as $10,000 and can be good enough for a single homeowner. For a single family of two, the options are bigger.

Having said that, even though many buyers are shopping around, a mobile home can be hardly sold if the price is unreal. Some sellers are pricing their mobile homes way above the market value, which makes homes hard to sell.

If you are selling your mobile home, make sure to know the current mobile home pricing condition. Having your mobile home sit for a longer period unoccupied attracts a myriad of problems and financial losses.

How To Speed Up The Selling Process Of Your Sarasota Florida Mobile Home?

How To Speed Up The Process Of Selling Your Mobile Home!

    Hey Guys!

I am here to tell you that the days when one needs to rely on a paper document to list a mobile home, buy one, or even sell one are times of the past!

Anyone who is either new or has been a part of the mobile home industry for any length of time knows that the majority of this industry itself is in a rather archaic state when it comes to adapting to new technology.

Allow me to give you an example of this:

Last week I was working with a Buyer and a Seller of a mobile home in beautiful Venice, Florida. Here, the Seller currently resides in Michigan and the Buyer lives in New York. This home was going to be sold, the site unseen by the Buyer after they saw it through all of our social media channels after which we did a few video chats with them so they knew exactly what they were buying. Being a licensed mobile broker in the state of Florida, we have to first get the Buyer to become park approved by the park that the home resides in prior to getting the home sold.

    That’s a requirement.

This is nothing new for us as we have done this seemingly countless times. I emailed the park to request the application be sent to me for which I expected it to be sent without any issue via email, as almost every other park can do that lickety-split.

    This park was different.

The park manager explained to me that they do not email the park application over but I had to physically drive to the office, pick up the paper application, send it to the Buyer who then had to fill out the paper application and then mail it back to our home office here in Florida. Only at that point would I then be required to take the filled-out application and run it to the park office myself for then the park office to begin the process of approving the Buyer for residency for that mobile home park.

    My goodness!

I was shocked as this is the only park I have ever worked with in the recent past that still requires this level of effort for a darn park approval!

Not only was I surprised with all of this paper being required to be used but also while being on the heels of the worldwide pandemic and all of the personal touches we had to do in order to get the application back to begin the approval process.

We here at The Mobile Home Dealer try our best to adapt to all the new technologies.

We have been utilizing an online document signing service since the beginning of our company and it has worked extremely well for both the Buyer and the Seller who are either looking to purchase or sell one of their mobile homes with us.

By utilizing the online document signing service we have been able to bring down the usage of paper as well as the cost of the service and eliminate the hand-to-hand touch process altogether making it safer for you to do business this way.

If you have never worked with an online document signing service before working with us, do not worry.

Using technology can really speed up the process for both the seller and the buyer, but still, preparation is much needed, especially on the buyer’s side. Yes, this park is a special case, but even if everything can be done online if the buyer is not prepared to provide their information to get a park approval, the process can still be stalled.

How To Speed Up The Selling Process Of Your Sarasota Florida Mobile Home

What are the usual requirements that the buyer must provide in order to get approved by the park?

Each park has its own way of going about the actual approval process. Usually, every park will require each person who is going through to be approved to fill out a written application. Along with the application the applicant will need to provide a photo ID, pay a nominal application fee, and agree to have their background checked by the park. If you or your applicant friend does not have a current driver’s license that is okay as usual, a state-issued photo ID card or a passport will do the trick.

Every community has its own set of rules, so it would be wise to do your due diligence and understand them. For example, does the community allow pets? If you are a pet lover, this will be a top concern of yours, right?

Expect the park to ask about running your credit and criminal history. A grave mistake would be unwilling to share this information or being untruthful. This will raise questions about you and, certainly, they are likely to conclude you’re hiding something from them. Cooperate and provide the needed details if you’re looking to join the park.

The background check that most parks go off of is going to be the criminal background the applicant’s credit score and if the applicant has any history of evictions on file.

For safety purposes, the community may scrutinize your background and ensure you satisfy their set of profiles. For example, they’d want to know your previous living arrangements, and why you are moving. If you’re convincing enough, they are likely to accept you.

No mobile home park will gladly open its doors if they know nothing about you. It’s a common industry practice to do a background check.

We will be happy to help walk you through this so that you are totally comfortable with the process itself.

We will be happy to accommodate you wherever you are!
