    One thing is for sure, though, the lower you price your home, the more people will find that price affordable.

    With that thought in mind, I always suggest starting the pricing of your mobile home as competitively as possible to attract the most attention to your property as quickly as possible.

    Before putting a price tag on your mobile home or, better yet, working with a licensed mobile home broker such as The Mobile Home Dealer for guidance in pricing your home, one needs to understand the pros and cons of the price you put on your mobile home.

    How are there pros and cons of pricing a mobile home, isn’t the higher the price the better?

    While this may be true, in some instances, we here at The Mobile Home Dealer continue to see that this thought can backfire quite a bit on the Seller.

    Let us explain.

    Mobile homes that are located on leased land in the state of Florida are viewed as and taxed as personal property, not real property.

    What this means is that a mobile home that is located within a land-leased mobile home park is sold the exact same way a vehicle is in the state of Florida.

    While some lending agencies will lend on these types of homes, most traditional lending agencies will not, and as such, buyers have only a few options for seeking financing.

    With the higher and higher prices of single-family real estate and the continued low interest rates offered for traditional mortgages, the need for affordable housing is at an all-time high throughout the Sarasota Florida area.

    Single-family homes, also more commonly known as real estate, have the ability to have any traditional lending agency provide financing should it need to be used to fund a property.

    Since traditional homes have more lending options and less cash required, comparing financing between the two is hardly a fair comparison.

    Most mobile homes on leased land are purchased with cash, not financing.

    With the rise in mobile home prices one needs to ask if the Seller is looking to increase the price of their mobile home exponentially further pushing out the availability of cash Buyers while at the same time, financing is limited, is this really a good idea?

    Here is an example:

    The buyer has $40,000 for their new mobile home in Sarasota, Florida.

    The mobile home is worth $40,000 but the Seller is caught up in the real estate craze and charges $80,000 for their mobile home.

    The buyer can’t obtain financing because the home is too old for lender requirements and he doesn’t have an additional $40,000 in cash to purchase it.

    Buyer purchase inflated-priced single-family homes, use $40,000 as a down payment for a home, gets traditional financing at record-low interest rates and their entire mortgage is less than the lot rent of the mobile home park.

    The seller is stuck paying lot rent with a home that may not be able to finance.

    Although this may sound like a far-fetched idea, we here at The Mobile Home Dealer have seen this happen time and time again throughout the first quarter of the year and don’t see it changing anytime soon.

    In our experience, Buyers of mobile homes on leased land throughout the Gulf Coast are looking for three things.

    The mobile home is clean, safe, and affordable as a place to live.

    By clean, I am referring to the fact that most Buyers do not want to have to go in and clean out a home. If your property is being sold fully furnished, then that is fine, but they want to ensure that it does not feel dirty when they walk in. That said, we always suggest that all Sellers do their best to clean up the home. Do not feel like you have to get rid of everything, but at least make sure it is broom-swept clean, and presentable when you are putting the home on the market for sale.

    The second point is that the home is safe, which is kind of self-explanatory.

    Buyers want to make sure that everything in the home works as it is supposed to, or as you say it is. Make sure that all the appliances are in good working order. Make sure the air conditioner turns on and cools the home accordingly. Ensure the toilet flushes, lights, and outlets turn on as they should. If there are burnt-out light bulbs or bad outlets, do not worry about it. It is not that big of a deal. But make sure you tell the buyer which ones they are. Also, Alan, make sure if you are not willing to replace an appliance or anything in the home that is broken, to let the Buyer know that on the front end so that they can make an offer accordingly. It is never good to surprise a Buyer at closing with this.

    The last topic is the one that gets all of the interest, and that is buyers looking for a home that is affordable.

    As we can all agree, the term affordable is relative. What may be affordable to you may not be to the next person and so on.     Once all of these items are considered, an actual sales price should be determined.

    Both home sizes provide both pros and cons but before you decide which size you prefer you should know the difference between the two mobile homes so that you are able to make the best decision you can when purchasing in the Sarasota Florida area.

    A single-wide mobile home, also known as a “single” is a singular-section mobile home without an adjoining section from the factor. Generally speaking, these homes are going to be 12 feet wide and can vary in length from 30 feet to as long as 54 feet long. To calculate the square footage of the home a Buyer needs to multiply the length of the home by the width of the home to get a good idea of exactly how large the property is.

    Most single-wide mobile homes will either be one or two bedrooms and usually one full bathroom.

    A double-wide mobile home, also known as simply a “double” is a multi-section mobile home with the exact same side on either side of the home. These sides are then banded together in the middle of the home in order to create a doublewide mobile home. Generally speaking, doublewide mobile homes will be 24 feet wide and can range in length from 32 feet long to as long as 60 + feet. Much like the single-wide, the double-wide will be calculated the same way for square footage by multiplying the total width by the total length of the property.

    Most doublewide mobile homes will have two or three bedrooms and one and a half to two full bathrooms.

    Doublewide mobile homes usually have a more open floor plan with the hallway going to the bedrooms and bathrooms in the middle of the home. The kitchen is usually larger than a single-wide as is the living room, both of these rooms are usually on opposite sides of the home providing the property with a much more spacious floor plan.

    As one can quickly see, a doublewide is exactly what it sounds like in that it is double the size of a single-wide mobile home providing more space and a more open floor plan.

    With additional space does come additional costs that every Buyer should be conscious of.

    In the state of Florida, when buying a double-wide mobile home, one will have to pay for two titles and two registrations when registering the home whereas with a single wide the Buyer only pays for one. This expense will be twice the cost for the doublewide as compared to if the Buyer had a single-wide home.

    Electricity will generally be more expensive in a doublewide mobile home as well since it is taking twice the power to operate the home as opposed to a single wide.

    Lastly, some mobile home parks in the Sarasota Florida area will have higher lot rent for a doublewide mobile home as opposed to the lot rent associated with a single-wide mobile home.

    Throughout 2020, we saw fewer homes come up for sale than we had expected.

    We believe this had much to do with the concerns of COVID and that many snowbirds were hesitant in their thinking of if they were looking to sell or to come down for the season like normal.

    So instead of acting one way or the other, many decided to do nothing while waiting out the situation that we have, unfortunately, all gotten used to at this point.

    This has continued throughout the start of this year with a slight slack of inventory throughout the Sarasota County area.

    Even though there is a slight lack of inventory at the moment, this does not mean that the homes that are currently on the market are able to demand a much higher price point. Homes that did go on the market and were priced correctly, flew off the shelves throughout the second part of the year, which was great to see!

    All in all, when reviewing the buying and selling part of the mobile home industry throughout Sarasota, we can all agree that it was a very unique year, but one that continued to show that when a mobile home is priced right and marketed correctly, they sell no matter what else is going on in the world at this time.

    The coronavirus pandemic has forced real estate agencies and mobile home brokers to innovate and do it at a rate never seen before. The housing market is currently in a situation in which if they do not innovate, they may not survive.

    Some of the technological advances that are being implemented are:

    Visits in virtual reality. With this technology, the possible buyer could experience how he would feel in his new home without moving.

    How Much Does It Cost To Sell Your Mobile Home Yourself In Sarasota?

    When I was working through all my new leads this week, I made over 150 calls to mobile home sellers looking to sell their mobile homes themselves.

    I found it very interesting, during all of these conversations, why sellers want to sell their homes themselves and how….. expensive it is to do that!

    My team and I found these homes for sale by seeing the sellers’ For Sale By Owner signs in their front yards.

    All of the 150 people I spoke with are trying to sell their homes themselves without the help of a licensed mobile home broker, such as the Mobile Home Dealer. The homes I called on are located in either Bradenton, Sarasota, or Venice, Florida.

    During my conversations with all of these sellers, I found that essentially the sellers really had two concerns when working with a brokerage firm.

    The first is the seller felt that they could do a broker’s job and marketing showing and giving their home enough exposure to sell, regardless of if they live in the state of Florida or not. The second concern the sellers had was the commission with the brokerage firm and how that amount of money would actually cost them more if they went to sell their home on their own. Most sellers were utilizing just their For Sale By Owner signs in their yards, with no paid advertising of any kind and no marketing to out-of-state buyers whatsoever.

    All of the sellers I spoke to were hoping someone would drive by, see their sign, and make an offer that they were willing to accept for the sale of their home. Here at The Mobile Home Dealer, we do market locally, but our main focus is finding out-of-state buyers who are ready to move to Florida for the winter or for full-time living.

    For Sarasota, mobile home park lot rent averages $837.33 per month. Sarasota sellers are averaging five months of their home being on the market without any assistance. Sarasota sellers have spent on average $4,186 in trying to sell their homes on their own.

    Lastly, in Venice, mobile home park lot rent averages over $940 per month. Venice sellers’ homes have been on the market for over months without any selling assistance from a broker. Venice sellers are spending over $7,500 to date selling their homes themselves without the assistance of a mobile home broker.

    To recap, when a seller is looking to sell their homes on their own, they are, on average, paying the following amounts to do so:

    Bradenton $3,078, Sarasota $4,186, Venice over $7,500.
