    As we can all agree, the term affordable can mean different amounts of money to different people. What may be affordable to one person may not be affordable to the other.

    One thing is for sure, though, the lower you price your home, the more people will find that price affordable.

    With that thought in mind, I always suggest starting the pricing of your mobile home as competitively as possible to attract the most attention to your property as quickly as possible.

    Before putting a price tag on your mobile home or, better yet, working with a licensed mobile home broker such as The Mobile Home Dealer for guidance in pricing your home, one needs to understand the pros and cons of the price you put on your mobile home.

    How are there pros and cons of pricing a mobile home, isn’t the higher the price the better?

    While this may be true, in some instances, we here at The Mobile Home Dealer continue to see that this thought can backfire quite a bit on the Seller.

    Let us explain.

    Mobile homes that are located on leased land in the state of Florida are viewed as and taxed as personal property, not real property.

    What this means is that a mobile home that is located within a land-leased mobile home park is sold the exact same way a vehicle is in the state of Florida.

    While some lending agencies will lend on these types of homes, most traditional lending agencies will not, and as such, buyers have only a few options for seeking financing.

    With the higher and higher prices of single-family real estate and the continued low interest rates offered for traditional mortgages, the need for affordable housing is at an all-time high throughout the Sarasota Florida area.

    Single-family homes, also more commonly known as real estate, have the ability to have any traditional lending agency provide financing should it need to be used to fund a property.

    Since traditional homes have more lending options and less cash required, comparing financing between the two is hardly a fair comparison.

    The mobile home is worth $40,000 but the Seller is caught up in the real estate craze and charges $80,000 for their mobile home.

    The buyer can’t obtain financing because the home is too old for lender requirements and he doesn’t have an additional $40,000 in cash to purchase it.

    Buyer purchase inflated-priced single-family homes, use $40,000 as a down payment for a home, gets traditional financing at record-low interest rates and their entire mortgage is less than the lot rent of the mobile home park.

    The seller is stuck paying lot rent with a home that may not be able to finance.

    Although this may sound like a far-fetched idea, we here at The Mobile Home Dealer have seen this happen time and time again throughout the first quarter of the year and don’t see it changing anytime soon.

This is in large part because we feel that when Buyers see homes with all the furnishings included, they can easily see themselves moving in and enjoying the home without the added hassle of lugging down furniture from their current house or going to the furniture store the first day they own the home.

    Selling your home faster will mean you as a seller will not be paying as much in lot rent, which will lead to having more money in your pocket.

    So is selling your mobile home fully furnished a way to make more money on the sale? Well, yes and no. Yes, in that you will keep more money in your pocket from not having to pay lot rent, but no, in the fact that fully furnished mobile homes usually do not sell for more money at the closing table.

    Let me explain.

    Preowned furniture that comes with the mobile home will not have any real value to it whatsoever. However, the speed at which a home is sold when it is fully furnished is much quicker than that of a totally empty home. One reason for this is that many mobile homes throughout Sarasota are bought as second homes or vacation homes for new owners. Here, these Buyers are looking for an affordable way to live their Florida dream without having to buy a new mobile home and look to spend several thousand dollars on top of that to furnish the property.

    Why buying furniture and furnishing your mobile home can save you a lot of money?

    Sounds weird right? No! Let me explain.

    A fully-furnished mobile home can be sold in a few weeks while an empty mobile home can be sold in six months or even more. Yes, you heard it right so how can you save money?

    Assuming you spent $3,000 on furniture and sold your mobile home in just 3 weeks, you avoid losing thousands. Why? If your mobile home is not sold within 6 months, this means that you continue to pay lot rent for every month that your mobile home is sitting there waiting to be bought.

    Assuming the lot rent is $700 per month, for six months you will be paying a total of $4,200 without any assurance that your mobile home will attract any buyer. But what if your home sits longer? Every month you are going to lose $700 more.

    Can a fully furnished mobile home really sell fast? Based on our years of experience selling mobile homes, YES!

    Remember that the majority of mobile home buyers in the Sarasota, Florida, area are from other states, and buying furniture, or bringing one, is not really part of their plan. Of course, a fully-furnished home will sell faster than an unfurnished one if both are at almost the same price.

    Both home sizes provide both pros and cons but before you decide which size you prefer you should know the difference between the two mobile homes so that you are able to make the best decision you can when purchasing in the Sarasota Florida area.

    A single-wide mobile home, also known as a “single” is a singular-section mobile home without an adjoining section from the factor. Generally speaking, these homes are going to be 12 feet wide and can vary in length from 30 feet to as long as 54 feet long. To calculate the square footage of the home a Buyer needs to multiply the length of the home by the width of the home to get a good idea of exactly how large the property is.

    Most single-wide mobile homes will either be one or two bedrooms and usually one full bathroom.

    These homes will have a straight hallway that runs the majority of the home where off to one side will be the bathroom and additional bedroom. On one end of the home will be the master, or only, bedroom and on the other end the home will open up into the kitchen and living area.

    A double-wide mobile home, also known as simply a “double” is a multi-section mobile home with the exact same side on either side of the home. These sides are then banded together in the middle of the home in order to create a doublewide mobile home. Generally speaking, doublewide mobile homes will be 24 feet wide and can range in length from 32 feet long to as long as 60 + feet. Much like the single-wide, the double-wide will be calculated the same way for square footage by multiplying the total width by the total length of the property.

    Most doublewide mobile homes will have two or three bedrooms and one and a half to two full bathrooms.

    Doublewide mobile homes usually have a more open floor plan with the hallway going to the bedrooms and bathrooms in the middle of the home. The kitchen is usually larger than a single-wide as is the living room, both of these rooms are usually on opposite sides of the home providing the property with a much more spacious floor plan.

    As one can quickly see, a doublewide is exactly what it sounds like in that it is double the size of a single-wide mobile home providing more space and a more open floor plan.

    With additional space does come additional costs that every Buyer should be conscious of.

    In the state of Florida, when buying a double-wide mobile home, one will have to pay for two titles and two registrations when registering the home whereas with a single wide the Buyer only pays for one. This expense will be twice the cost for the doublewide as compared to if the Buyer had a single-wide home.

    Electricity will generally be more expensive in a doublewide mobile home as well since it is taking twice the power to operate the home as opposed to a single wide.

    Lastly, some mobile home parks in the Sarasota Florida area will have higher lot rent for a doublewide mobile home as opposed to the lot rent associated with a single-wide mobile home.

    The home is usually under contract to be listed with a broker at this time, but the seller needs to get their affairs in order prior to the broker looking to market the home for sale.

    Reach out to the licensed mobile home brokers in your area and ask them what pocket listings they have for sale that have not yet hit the market. Ask to see these homes, or at least get the address and name of the park the home is in and drive by to check it out and see if you like it.

    Always give the broker that you were speaking with your contact info when asking for this insider information. Let the broker know exactly what you are looking for. The price range you want to stay within and the time frame for which you are looking to buy.

    Once a broker has all of this information, they will be able to add you to their special buyer list and you will then be able to gain access to homes before they even hit the market.

    If you are looking at buying at the lowest price point you usually will want to look at buying in a mobile home park where you own the home and are leasing the land, however, the monthly payment will be the highest.

    If you are looking for a lower monthly payment but a higher buy-in price then you will want to look at buying a mobile home in a park where you own the mobile home and the land.

    In the early 2000s, Americans lost interest in the compact form of housing like mobile homes. From 2010, sales of mobile homes remained low, however, in 2018, Bloomberg reported that mobile homes were making noise.

    In just 4 years since the Bloomberg report, sales of mobile homes have skyrocketed faster than single-family regular homes, as more and more Americans seek affordable dwellings.

    Mobile homes are America’s biggest source of affordable housing, however, the rising prices due to increasing demands and investors’ activity are turning buyers away.

    Although mobile home sales slowed in 2020, likely due to the Coronavirus pandemic, shipments of manufactured homes bounced back in 2021 and 2022. In fact, the year 2022 sold the most mobile homes since 2006 according to the data provided by Stacker.

    The prices of new mobile homes are outpacing the prices of new single-family conventional homes. Mobile homes are becoming more expensive than traditional single-family homes,  especially between 2020 and 2021. Although much of this can be attributed to the pandemic, the increasing cost of construction materials for conventional homes played a big role in the mobile home’s high demand eventually pushing the price up.

    Lot rent prices are following suit. It’s not just mobile home prices that are going up. The cost of renting a lot where the mobile home sits are also increasing not only in Florida but in the whole country. The Midwest has recorded the highest lot rent increase according to the data while the average nationwide lot increase was 4.4%. This trend is likely to continue together with the increasing price of mobile homes.

    It is no surprise, we are currently in the middle of a real estate boom!

    Everywhere you look the cost of single-family homes, condos, and townhomes are rising to record highs at previously unthinkable speeds!

    This dramatic rise in prices has led most single-family home sellers who are looking to sell their homes to wait until they see a slowdown in prices as each and every month their homes continue to skyrocket in value.

    One may speculate and say that the rise in home prices will continue so long as interest rates remain low, others will say that the rise in prices will stay the same until the inventory of homes that are on the market catches up on the demand. Yet, still, others have stated that the rise in home prices is the new normal, meaning, that home prices will continue to go higher and higher as time goes on and the cost of a particular home today will be far less than what it will be down the road regardless of interest rates.

    While no one has a clear crystal ball, one thing is for sure; real estate prices will continue to stay high for the foreseeable future.

    With that basic fact stated, does that mean that mobile homes on leased land throughout the Sarasota area will increase at the same rate or will they continue to stay at the same price?

    Mobile homes on leased land are viewed as and taxed as motor vehicles in the state of Florida. The reason for this is that when there is no land attached to the purchase of the mobile home the home is then viewed as a personal property sale. Once the home and the land that it is attached to is included in the sale then this means the home is now viewed as real estate and no longer personal property. The real estate carries with it a deed on the purchase whereas a piece of personal property carries with it a title.

    What we here at The Mobile Home Dealer have seen right now is that mobile homes on leased land are staying at around the same prices as they were this time last year. We have seen some Sellers attempt to up the asking price of their homes to reflect the lack of inventory that is available in the single-family market. This attempt at raising their mobile home price has led to their homes sitting on the market for an extended period of time, many of which, have had to drop their prices in order to get the home sold.

    The difference that we have seen in the mobile home space right now is that homes under the $30,000 price point that are in good condition are selling faster than ever. We are not able to put a finger on exactly why this is but we continue to see homes at this price point that are two-bedroom and two-bathroom to sell faster than we can keep up with. Many of our listings that meet this criteria never go on the market in a traditional sense as they are usually sold to one of our Buyers on our Buyers List.

    While single-family homes continue to rise to record highs mobile homes on leased land continue to stay about the same price. This is yet another reason why buying a mobile home on leased land is such a good idea as it continues to be one of the last affordable options for housing in and around the Sarasota Florida area.
