    In our fifth installment of “How To Not Get Your Mobile Home Sold”, we will cover the importance of understanding the current mobile home sales market in your area.

    With real estate prices skyrocketing down here throughout all of Florida, it is easy to assume that the real estate prices will carry over to mobile homes on leased land as well.

    As a quick review, guys, mobile homes located on leased land are viewed as and taxed as personal property in the state of Florida, as they have titles associated with their purchase and not deeds like traditional real estate. As we have discussed before, with having a title associated with your home there is no place where sales prices are recorded as is the case with real estate sales. With this understanding, a licensed mobile home Broker, such as The Mobile Home Dealer, will be able to help obtain real-time sales numbers for homes sold by themselves or other sales agents to get you, the Seller, an accurate number as to where to price your home for a fast sale!

    Real estate prices go up and go down as we are all aware.

    This rapid increase and decrease in property values throughout Florida do not affect the home mobile home space much, especially for mobile homes attached to the leased land.

    I feel this is one of the best aspects of owning a mobile home on leased land because if the home is bought correctly and not over-improved during your tenure of ownership, the chances of making some money on your sale are very good regardless of when you sell or buy that property in the first place!

    What we have seen recently in the field is Sellers believing that their homes have gone up in value at the same rate as single-family real estate.

    Just last week, I went on a listing appointment and did area comps and other properties in the area that our team has sold. Armed with this information, I had a pretty darn good idea of what the home should be priced at to make a fast sale. When I met with the Seller, they had done quite a bit of homework on other home sales in the area which was great to see as most Sellers are not that prepared during a listing appointment!

    The problem I encountered though with their work was that they pulled all comps from the MLS for real estate, not personal property sales. As such, they pulled the average square footage price for homes sold and believed that this number multiplied by their home’s square footage was a fair value of their home’s worth. The issue with this was that they assumed that they could factor in the cost of the land, like all the other real estate comps that they pulled, even though their home did not include land in the purchase as they were living within a land-leased mobile home park.

    When I explained this to the Seller, they were not ready to hear what I had to say, their price was their price and that was all there was to it. This would not have normally been an issue if the price that they had come up with was over $100,000 more than what I believe their home would sell for.

    I did all that I could in the meeting to explain that their evaluation simply was not realistic, and frankly, not fair to all other homes in the market. as they were, in theory, stating that their home without the land was worth just as much as homes with land. With all that, the Seller continued to say they were right and their home evaluation was their home evaluation.

    I wished them well and told them that we at The Mobile Home Dealer would not be the best sales team to sell their home.

    If you are looking to not sell your home, pay no mind to what your home is really worth and price your home at whatever price you choose, regardless of if your mobile home is comparable to those homes……. or not.

    Furthermore, there are other reasons some people cannot sell their mobile homes and these include but are not limited to
    Underestimating the cost of selling. The cost of selling can sometimes be closer to 10% of the mobile home value. These costs include agent commissions, closing costs, repairs, and other concessions to the buyer.

    Setting an unrealistic price. Just like I mentioned above, owners who are selling their mobile homes for an unrealistic amount far from the fair market value would have difficulty finding a buyer.
    Ignoring repair and maintenance. A long list of things to be repaired can turn legitimate buyers away.

    Choosing the wrong agent. Whether the agent is asking for a flat fee or a percentage of sales, as a seller, you should know your right to negotiate.

    Limited showings or the lack of interest to sell. When you decide to sell your mobile home, make sure to cooperate wholeheartedly with your agent. Some people just leave everything to the agent and in many cases, the agent can answer buyers’ questions about the house, especially when it comes to repair and maintenance history. This is your responsibility as a seller.

    We put this point first because, as of this writing, the real estate market continues to be at nearly record highs.     Although the For Sale By Owner sign in the front yard can and does work to a certain extent it is just not the way to get your home sold fast. The reason for this is that with a sign in your front yard the Seller is looking for the one Buyer who is driving by the property, sees it, and makes the call to the Seller to set up a time to see the property.

    There are far better ways to market your home than this.

    Look to take advantage of all out-of-state Buyers looking for a second home or their forever property. Utilizing property websites, good photos, a thorough description, and video will help grab the attention of out-of-state Buyers, many of whom will be the ones who are looking to purchase your home right away!

    3. Understand The Sales Process

    This is one aspect that we feel does not get covered enough and is one that if not done correctly will cause everyone serious problems.

    Understand that if your Sarasota Florida mobile is located in a park on leased land the park will need to have the resident park approved prior to getting a land lease signed. Failure to do this could very well cause issues with not only you as the Seller but the Buyer as well as they may not be able to own a property in the community you sold them one in.

    If the Buyer is sold the home before approval is on file and is then not able to sign a land lease then the Seller may still be responsible for the payment of the monthly lot rent.

    How To Best Secure The Sale Of Your Sarasota Mobile Home! When selling a mobile home in Sarasota, Florida, is there a way to secure the sale so the Buyer does not walk out when the closing date approaches?

    We have been asked this several times by Sellers who have looked to us, at The Mobile Home Dealer, to help sell their mobile homes fast. I thought we should discuss this briefly today so that you all have a better idea of how to set yourself up for success when selling your mobile home.

    When selling a mobile home on leased land, as we have discussed in the past, we are selling essentially a used car, as the mobile home carries with it a title and not a deed with the ownership of the property. As such, the closing can happen just as fast as the Seller and the Buyer want it to be completed.

    We have seen that oftentimes when Seller looks to sell their home themselves they have a Buyer who will make an offer on the home that they will accept and then there is this really long time between the accepted offer and closing.

    Unfortunately, we have seen it happen many times that this long delay then creates a situation where the Buyer winds up walking from the sale and leaves the Seller holding the bag, in this case with a home that they haven’t sold yet!

    What we do at The Mobile Home Dealer is something that very few, if any, firms in the area do.
    We require a non-refundable $3,000 deposit to be put down in the home at the time of the accepted offer.

    Some other firms or independent agents will require a small earnest money deposit, if any, usually a couple of hundred bucks, but we do not feel that this is enough of a commitment from the Buyer to the Seller when they are looking to tie up somebody’s house.

    The $3,000 is applied towards the sale of the home and the Buyer has two weeks to get the rest of the money together for closing unless the Seller needs additional time to move out of the property, of course.     By keeping this time frame as best as we can we can assure the Buyer that they will get into their new home in a timely manner while at the same time providing the Seller with the assurance that they have a Buyer ready to purchase their home who already has some skin in the game right from the start.

    Many times when Sellers looking to sell their mobile homes they do not require any money down which then provides no deterrent whatsoever to the Buyer if they want to back out of the purchase.

    Requiring a non-refundable deposit to be put down on the home forces the Buyer to act quickly with a larger sum of money further making them commit to the purchase of the home from the Seller.

    If the Buyer backs out then the down payment is lost and we, at The Mobile Home Dealer, will split that $3,000 with the Seller.

The less marketing that is done the fewer offers will present themselves.

    Any time of year is a great time to look for and sell a mobile home in and around the greater Sarasota Florida area.

    The reason for this is that this area of Florida is deemed a destination location for many and mobile homes will sell year-round very quickly so long as the home is priced right and marketed correctly.

    If the Seller waits to hold off until summer’s end to try and sell their mobile home to a snowbird they will run the risk of selling with quite a bit more competition and this can certainly lead to their home being overlooked.
