    A single-wide mobile home, also known as a “single” is a singular-section mobile home without an adjoining section from the factor. Generally speaking, these homes are going to be 12 feet wide and can vary in length from 30 feet to as long as 54 feet long. To calculate the square footage of the home a Buyer needs to multiply the length of the home by the width of the home to get a good idea of exactly how large the property is.

    Most single-wide mobile homes will either be one or two bedrooms and usually one full bathroom.

    These homes will have a straight hallway that runs the majority of the home where off to one side will be the bathroom and additional bedroom. On one end of the home will be the master, or only, bedroom and on the other end the home will open up into the kitchen and living area.

    A double-wide mobile home, also known as simply a “double” is a multi-section mobile home with the exact same side on either side of the home. These sides are then banded together in the middle of the home in order to create a doublewide mobile home. Generally speaking, doublewide mobile homes will be 24 feet wide and can range in length from 32 feet long to as long as 60 + feet. Much like the single-wide, the double-wide will be calculated the same way for square footage by multiplying the total width by the total length of the property.

    Most doublewide mobile homes will have two or three bedrooms and one and a half to two full bathrooms.

    Doublewide mobile homes usually have a more open floor plan with the hallway going to the bedrooms and bathrooms in the middle of the home. The kitchen is usually larger than a single-wide as is the living room, both of these rooms are usually on opposite sides of the home providing the property with a much more spacious floor plan.

    As one can quickly see, a doublewide is exactly what it sounds like in that it is double the size of a single-wide mobile home providing more space and a more open floor plan.

    With additional space does come additional costs that every Buyer should be conscious of.

    In the state of Florida, when buying a double-wide mobile home, one will have to pay for two titles and two registrations when registering the home whereas with a single wide the Buyer only pays for one. This expense will be twice the cost for the doublewide as compared to if the Buyer had a single-wide home.

    Electricity will generally be more expensive in a doublewide mobile home as well since it is taking twice the power to operate the home as opposed to a single wide.

    Lastly, some mobile home parks in the Sarasota Florida area will have higher lot rent for a doublewide mobile home as opposed to the lot rent associated with a single-wide mobile home.

    Although mobile home sales slowed in 2020, likely due to the Coronavirus pandemic, shipments of manufactured homes bounced back in 2021 and 2022. In fact, the year 2022 sold the most mobile homes since 2006 according to the data provided by Stacker.

    The prices of new mobile homes are outpacing the prices of new single-family conventional homes. Mobile homes are becoming more expensive than traditional single-family homes,  especially between 2020 and 2021. Although much of this can be attributed to the pandemic, the increasing cost of construction materials for conventional homes played a big role in the mobile home’s high demand eventually pushing the price up.

    Lot rent prices are following suit. It’s not just mobile home prices that are going up. The cost of renting a lot where the mobile home sits are also increasing not only in Florida but in the whole country. The Midwest has recorded the highest lot rent increase according to the data while the average nationwide lot increase was 4.4%. This trend is likely to continue together with the increasing price of mobile homes.

    It is no surprise, we are currently in the middle of a real estate boom!

    Everywhere you look the cost of single-family homes, condos, and townhomes are rising to record highs at previously unthinkable speeds!

    This dramatic rise in prices has led most single-family home sellers who are looking to sell their homes to wait until they see a slowdown in prices as each and every month their homes continue to skyrocket in value.

    One may speculate and say that the rise in home prices will continue so long as interest rates remain low, others will say that the rise in prices will stay the same until the inventory of homes that are on the market catches up on the demand. The real estate carries with it a deed on the purchase whereas a piece of personal property carries with it a title.

We have seen some Sellers attempt to up the asking price of their homes to reflect the lack of inventory that is available in the single-family market.     Now, I understand it may be difficult to switch out or move much of your furniture when you are looking to sell your home, so I am not concerned with the size of the furniture in the home.

    I am concerned with all the additional stuff that adds to the clutter of the home you want to sell.

    These items are usually stacks of magazines, empty boxes, old mail, or that one piece of furniture that is broken but you thought you might get around to fixing one day. All of this stuff adds to the space being taken up in your mobile home and does not allow the Buyer to get a good sense of how open the area is.

    Most mobile homes in Sarasota have a carport with connected storage or a shed in the backyard. Look to use these areas to store the items we discussed above anytime you are looking to sell your mobile home. If any major attention is needing to be taken to these areas of the home the Buyers will expect the price to heavily reflect the work needing to be done.

    Buyers want a clean home, one free from smoke, pet, or mold odors, and that welcomes them into the property. If one of these types of odors exists then it should be clearly stated and, again, the price should reflect the work that needs to be done.

    Affordability is a relative term, what is affordable to one mobile home Buyer may not be affordable to the next Buyer.

    With a crazy, oftentimes unpredictable 2021 for all wrapping up we now can begin looking forward to all that 2022 brings!

    One of the main items that will need to be looked at for all potential Buyers and Sellers of mobile homes within the greater Sarasota Florida area is lot rent.

    Lot rent, for those who are new to the blog, is a fee that is owed by the mobile homeowner each month for usage of the land that their home sits on.

    The amount that mobile home lot rents in Sarasota, Florida will change in 2022 is still uncertain. Several factors can influence changes in lot rent costs, including the cost of living, inflation rates, and the area’s overall housing market. Additionally, the cost of park maintenance, taxes, and insurance can also influence how much the rent increases. While it is impossible to provide an exact answer at this time, lot rents in the Sarasota area will likely increase at least slightly by 2022.

    Within the state of Florida, when a mobile home resides on land that is leased and not owned by the homeowner then this type of property is viewed as and taxed as personal property and not real property. Homes that are located on leased land have titles associated with their ownership of them and not deeds such as traditional real estate.

    If this sounds a lot like purchasing a motor vehicle, then you are correct!

    Mobile homes located on leased land are titled and registered at the Department of Motor Vehicles just the same way as automobiles are.

    It is reasonable to expect a lot rent increase each year.

    The reason for this is that many lot rents around the Sarasota Florida area include some, if not all, of the following:

    • Usage Of Lane
    • Water
    • Sewer
    • Trash
    • Lawn Care
    • Usage And Upkeep Of Park Amenities

    As you can see, what one gets with the basic lot rent is much more than just the usage of the land and is one of the main reasons why living in a mobile home that is located on leased land is such an attractive option due to the affordability of this type of housing option!

    Mobile home lot rents usually increase somewhere between 2%-3% in order to keep up with the national inflation seen here in the United States.

    The reason for the increase is that the cost of fuel will increase that is used for the lawnmowers to cut your grass along with the wages of those folks who are doing the work, the cost of water, the cost of the trash trucks, and so on.

    As everyone knows, the level of inflation that we currently seeing throughout the country has certainly hit the Sarasota Florida area full blast and the mobile home communities have not been able to avoid this!

    What we expect is a higher-than-normal lot rent increase leading into the 2022 calendar year due to the rampant inflation that we are seeing throughout the area.

    While some lot rents will go up the standard 2%-3% we would expect that the average lot rent will increase quite a bit more in order to off balance the inflation levels in the local Sarasota Florida area.

    With rising lot rent costs that will be higher than normal, we at The Mobile Home Dealer, are very interested to see how this will affect the Sarasota Florida mobile home market as a whole as many of the owners of these mobile homes are on some type of fixed income that allows them the ability to afford the current lot rents.

    While we are certainly unable to tell what the future will hold for Sarasota Florida mobile home lot rents we do feel that all owners should expect to see, at the minimum, a 2%-3% increase on their monthly bill, if not more.

    In the state of Florida, it is required that if a mobile home park lot rent is to increase then the owners of the park must give all of the residents a 90-day notice of the increase. Many times this is done through mailings directly to each resident’s home stating what the new lot will be and why it is increasing.

    Most mobile home parks in the Sarasota area increase their lot rents each year around the first of the year so expect to see this letter come to your home sometime in the mid to late fall if the lot rent will increase.

    What we at The Mobile Home Dealer continue to see year after year is that mobile home park lot rents will increase somewhere around 2-3% each year in order to match the national level of inflation. What this means is that if the lot rent is $600 now then it would be reasonable to expect that next year’s lot rent will be around $620 or so.

    While the cost of lot rent is certainly due to increase each year there are certain parks that will only increase the lot rent every few years. The reason for this is that many times these parks fail to accurately track inflation and will over-increase the lot rent one year only for the following year to remain the same so that the increase equals out over the following year.

    When looking at buying a mobile home on leased land throughout the Sarasota Florida area we always suggest looking at your income now and asking yourself if it will increase over the time period where you are looking to own the mobile home or if it will stay the same. Once this is determined we suggest next asking yourself how long you see yourself living in the mobile home. The reason for both of these questions is to better prepare yourself from a budgetary standpoint to decide how long you will be able to comfortably afford the mobile home parks lot rent so that you are not in position years down the road where you can’t afford it.

We mention this because many other firms in the area attempt to act like they own the home they are listing and not send all offers to the Sellers. These sales agents feel it is too much of a burden to ask their clients to consider an offer that is under what their client feels they should be paid for the home.

    We do not believe this is the right way to sell a mobile home, and as such, we present all offers, good, bad, and ugly, to our clients.

    We do this because when a Buyer makes a written offer, they have already mentally decided that they are ready to purchase a mobile home and are so interested in your home that you are selling that they have decided to commit in writing to giving you a certain amount of money for the purchase of it.

    It is important to mention this in this article because obtaining an offer is the hardest part of the process.

    When humans mentally decide to buy something, we weigh the pros and cons of this decision and step through any door of failure, fear, or insecurity by simply making the offer. Once the offer is made, then a counteroffer is much easier for the Buyer to give because the most complicated thing has already been done by making the initial offer.

    This is the reason why we bring every offer to every Seller.

    Once the offer has been made, the Seller needs to understand that the Buyer is ready to buy; we just need to get both the Buyer and the Seller to the same number.

    Although this may seem like a difficult task, many times it is not.

    Once the Buyer has sent out an offer, the Seller can counteroffer to an already motivated Buyer.

    The worst thing the Seller can do is receive a less-than-optimal offer and immediately dismiss it and the Buyer by not counteroffering.

    It’s important to keep perspective on any interest you get from a potential buyer and also remember that everything is up for discussion. “There are always negotiations and countering back and forth,” says Patrick O’Connor, a real estate agent with Premier Sotheby’s International Realty in Naples, Florida.

    Even if the first offer you receive isn’t the price you were hoping for, you can easily make a counteroffer or negotiate for other details – like skipping an inspection or allowing you more time to move out – that can make the deal the right one for you.

    Remember, the Buyer has already decided to Buy, and the Seller has already decided to sell the property.

    How To Price Your Sarasota Mobile Home

    How are you able to obtain the most accurate way to price your mobile home that is for sale when the mobile home is on leased land?

    With the rising real estate market that we are all seeing throughout the country, it is natural to think that selling your Sarasota Florida mobile home is the right thing to do now in an attempt to cash in on all the Buyers looking to relocate to Florida.

    Is there a way that we as licensed mobile home Brokers in the state of Florida can state that without a doubt, your home is worth this amount?

    Most people in the mobile home industry would say yes. That the best way to do this is to look at other homes in the community with the same size and home sites, similar beds and baths along with other features and base your price on that. I would go as far as to say that this is by far the most common way that people in the mobile home industry say that a mobile home Seller should go about getting their home priced.

    But is this, by the book, the best way to do it?

    No. No, it’s not.

    In fact, this is totally wrong and really does not hold a candle to the way one can value a mobile home on leased land.

    The reason why this is wrong is that mobile homes in Florida that are on leased land, where the owner owns the home and rents the land underneath, make the home personal property which is how the home is taxed and viewed by the state of Florida. This is the same way a vehicle is taxed.

    Essentially, in this transaction, you are buying a car and as such, mobile homes on leased land, have titles and not deeds as the owner of a mobile home on leased land do not technically own real estate, it is personal property, just like a car. Since the home is viewed as personal property and is therefore viewed as an automobile for all intents and purposes in the state’s eyes, then the only way to accurately price your mobile home’s worth is by pulling the VIN number off the mobile home title and looking it up in the NADA Guidebook.

    The NADA guidebook is also known as the National Automobile Dealers Association book. This is a price guide, much like that, of the Kelley Blue Book value system. When looking up the value of your mobile home, you will need the age, the VIN number, the make, the model, and the size of the home. The guidebook will also ask other general questions such as what is the general condition of the property, the roof’s age, what condition is that roof in, and the air conditioning system.

    Why Sarasota Mobile Homes Are Priced WRONG!

    So let’s take a look at what this really looks like.

    As you can see here, the property is a 1993 Redman in fair condition. After going through all of the basic questions about the home, the NADA Guidebook provided a value of $3,612.30.

    Is that lower than what you thought the mobile home was worth?!

    For me, it sure was!

    It would be reasonable to say that many Buyers and Sellers around the Gulf Coast of Florida are not aware of how to price their mobile homes or what a mobile home on leased land is really even worth. I believe it would also be fair to say that if we were going strictly by the book, most mobile homes in the area are grossly overpriced compared to that of the NADA guidebook.

    I think that the lack of information available to so many Buyers and Sellers in the area provides the prices that we see today throughout the area of Florida where we work.

    So, are the guidebooks right?

    Well technically, yes, they are since again, we are dealing with personal property, just like an automobile and not real estate.

    The next question would be, are all mobile homes that do not follow this guidebook pricing guide grossly overpriced?

    Well, that’s up to you to decide.

    You know as the old saying goes, something is only worth what someone else will pay for it.

    Overpricing Your Mobile Home

    Pricing your home high will usually result in your home sitting on the market longer, while the Seller continues to pay lot rent, utilities, taxes, and all other carrying costs associated with owning that property. These continued monthly payments will eat into your profit even if you sell the home for a higher price.

    When buying a mobile home on leased land in Florida a Buyer or Seller does not need to report the sales price of a home to anyone. Many times this leads to no comparative pricing in the area for a mobile home. With this lack of information, we often see Sellers who are trying to sell their mobile homes themselves look online for their own comps on similar properties. The problem we see here is that most Sellers will compare their mobile home on leased land to that of a single-family home. The main issue here is that the Seller is comparing apples to oranges because a mobile home on leased land in Florida is personal property and not real estate.

    Following this pricing guideline, we continue to see mobile homes sit on the market for extended periods of time because the home is considerably overpriced.

It is difficult to forecast exactly how the market will be affected, but it seems obvious that the duration of confinement and the time we take to recover normality will be one of the main factors in the final effects.

    But regardless of the duration of the problem, it seems clear that most of the main indicators in the evolution of the price of manufactured housing will be affected. The situation of the mobile home sector prior to the pandemic already showed symptoms of a slight fall in housing sale operations, as well as a price stagnation, and even a decrease in some areas. In fact, some experts think that the real mobile home sector can be reinforced by the COVID-19 crisis.

    The dynamics have changed from the moment the pandemic reached our country, all sectors of the economy have been forced to transform, and technological acceleration came more strongly, but how has COVID-19 affected the housing market in the US?

    The residential real estate market has been affected by the COVID-19 pandemic, which broke into a time when the cycle of this market was in a phase of maturity. The activity descended sharply in the first months of the health crisis, affected by the restrictions adopted.

    Mobile home sales for the year reflected much of this, as there were several unusual trends that came up that we had not seen before on our end.

    Throughout 2020, we saw fewer homes come up for sale than we had expected.

    We believe this had much to do with the concerns of COVID and that many snowbirds were hesitant in their thinking of if they were looking to sell or to come down for the season like normal.

    So instead of acting one way or the other, many decided to do nothing while waiting out the situation that we have, unfortunately, all gotten used to at this point.

    This has continued throughout the start of this year with a slight slack of inventory throughout the Sarasota County area.

    Even though there is a slight lack of inventory at the moment, this does not mean that the homes that are currently on the market are able to demand a much higher price point. Homes that did go on the market and were priced correctly, flew off the shelves throughout the second part of the year, which was great to see!

    All in all, when reviewing the buying and selling part of the mobile home industry throughout Sarasota, we can all agree that it was a very unique year, but one that continued to show that when a mobile home is priced right and marketed correctly, they sell no matter what else is going on in the world at this time.

    The coronavirus pandemic has forced real estate agencies and mobile home brokers to innovate and do it at a rate never seen before. The housing market is currently in a situation in which if they do not innovate, they may not survive.

    Some of the technological advances that are being implemented are:

    Visits in virtual reality. With this technology, the possible buyer could experience how he would feel in his new home without moving.

Virtual tours are videos that show the potential Buyer everything there is to see about the property so that they have a better idea of exactly what the home is without ever having to step foot in the home

    The signing of virtual contracts. Virtually signed contracts so that the agent, the seller, and the buyer do not have to move and/or schedule a meeting. Each can sign the contract with their electronic device from home or office.

    Virtual meetings. The commercial team can meet and exchange opinions, as well as see the evolution of planning in a virtual way and without any physical contact.

    This is only the tip of the iceberg in terms of the type of innovation that we could see coming from the real estate and manufactured home industry.

    When an unforeseen event of the magnitude of COVID-19 occurs, difficult moments are presented for the economy and the population, but when things return to normal this is never as before. Hopefully, the new normality will change for the better.
