    When we are speaking of clutter, we are referring to cleaning up and getting rid of anything in the home that makes it feel too busy and unable to provide the Buyer with a good sense of the true size of your home.

    Many mobile homes have quite a bit of space, much more so than what initially appears on the street. The key here is for the Seller to make sure that your home shows as large as possible. Having big, bulky furniture will often make the rooms look smaller.

    Now, I understand it may be difficult to switch out or move much of your furniture when you are looking to sell your home, so I am not concerned with the size of the furniture in the home.

    I am concerned with all the additional stuff that adds to the clutter of the home you want to sell.

    These items are usually stacks of magazines, empty boxes, old mail, or that one piece of furniture that is broken but you thought you might get around to fixing one day. All of this stuff adds to the space being taken up in your mobile home and does not allow the Buyer to get a good sense of how open the area is.

    Most mobile homes in Sarasota have a carport with connected storage or a shed in the backyard. Look to use these areas to store the items we discussed above anytime you are looking to sell your mobile home. If these areas are already full of your household items, then it may be time to start getting rid of some of your stuff to ensure that the Buyer has a good idea of just how large the mobile home is that you are looking to sell!

    I fully understand how stressful moving is.

    You will often want to hold onto many of the items that make your house a home, and for good reason. However, showing how large your home is a sure bet to gaining the Seller’s attention, which could lead to selling your mobile home faster!

    Each of these communities will have its own rules to adhere to, but generally speaking, when referring to a community as age-qualified, we are referencing a mobile home park that requires one or both residents to be of a certain age to be approved for park residency.

    The age requirement is usually one or both residents who reside in the home need to be at least 55 years, YOUNG!

    Age-qualified parks do not allow full-time residents of the home to be children but do allow them as visitors for up to several weeks at a time. Some parks require only one resident to be of the qualifying age, with the other resident usually required to be five to 10 years younger.

    There are several benefits to living in an age-qualified community.

    Many of these communities are where the homeowners own their homes but lease the land each month through a payment called lot rent.

    A rule of thumb here; the higher the lot rent, the more activities, and amenities are usually readily available inside that community.

    Average lot rent in Sarasota for these types of parks ranges from the low 600s to just over $1,000 a month. Home prices in these parts vary quite a bit as well. From $10,000 to $15,000 fixer-uppers to brand new, top-of-the-line homes, in the six figures. There is surely a home and a price point for all of those looking to enjoy their time in these types of communities.

    Hey Everyone! Here Is What NOT To Do When Closing On A Sarasota Mobile Home!

    I hope you are having a great week so far and you’re staying safe out there!

    We here at The Mobile Home Dealer continued to do our very best to deliver all of the most relevant information to you in the mobile home space and wanted to thank you for taking a few minutes to learn about what needs to happen for the sale of the mobile home to go through on leased land down here in the state of Florida.

    Just this week, we ran into an issue that needs to be addressed so that all of the folks watching this now or in the future understand what can not happen when closing on a mobile home.

    Here’s a quick story that happened just this week to illustrate this.

    We have a listing for a mobile home on a lease land in South Florida. Here, we have a written offer by an eager Buyer who wants to purchase the house from the Seller!

    The Seller cannot move out of the home due to being in a financial situation where they are very tight on funds. The Seller also feels they need over six weeks to move out of their home. The Buyer wants to hurry up and move into the home because they are currently staying with family and want their own place. The Buyer has wanted to dictate when they will move into the home before they are park-approved. The Seller wants to get paid in full prior to closing on the home so they have enough money to hire a moving company to move them out of the property.

    Do you see what we have going on here?

    If not, let me be a little bit more direct.

    As licensed mobile home brokers in the state of Florida, we need to have the park approval on file for the Buyer in order for us to sell the home.

    If we were to skip this step and sell the home to a non-park-approved Buyer, and they move in and then later find out that they cannot live in the park for whatever reason, then we have a real mess on our hands!

    Traditionally, at closing, this is when the keys are exchanged, and all the funds, less the deposit on the home, are handed over.

    Right away, we have an issue here.

    With both the Buyer and the Seller putting their cart before their horse, with the Seller wanting to be paid in full before closing on the home and the Buyer wishing to move in before cutting park approval, we are moving fast in the wrong direction.

    To iron things out, we immediately stopped this sale and told the Buyer they needed to get approved by the park before we moved any further.

    This caught the Buyer off guard, but we stressed to them that if they were not approved, we would not sell them the home, which would essentially kill the entire deal.

    We told the Seller that they could not get paid in full before closing because the Buyer would then have no assurance that they would ever receive the home as the Seller has all the money but did not hand over the keys.

    Here Is What NOT To Do When Closing On A Sarasota Mobile HomeOnce the Buyer was approved, we got half of the sale price as a down payment, had the Seller in writing state that they would be out of the home at a particular date, at which point we would close on the home, and the Seller would receive the rest of their payment for the property.

    We at The Mobile Home Dealer always experience something unique, and this is just one of these scenarios where the sale can be thrown out of the window if no one wants to cooperate.

    Although both the seller and buyer are in the same difficult situations, it is always important for both parties to follow the process.

    The main takeaway here is the buyer rushing to close the deal without getting approved by the park. 

    If you are looking to buy a mobile home in the Sarasota, Florida, area, you should first get approval from the park before closing a sale with the seller. Moving into a mobile home without the park’s approval could result in many problems or, worse, being kicked out.

    You cannot buy a mobile home without park approval because the sale cannot be completed without the park’s management approval of the new owner. The park’s management has to make sure that the new owner is someone they feel comfortable with and that will follow the rules and regulations of the park. This approval process can take some time, so starting it as soon as you are interested in buying a mobile home in a Sarasota, Florida, area park is crucial.

    I hope the takeaway that you have learned from this video is that an offer is just an offer until we have park approval, and a closing date is when the keys are exchanged for the bulk of the money.

    Attempting to sell a mobile home in any other way will cause more issues than it is worth, trust me!

    When I was working through all my new leads this week, I made over 150 calls to mobile home sellers looking to sell their mobile homes themselves.

    I found it very interesting, during all of these conversations, why sellers want to sell their homes themselves and how….. expensive it is to do that!

    My team and I found these homes for sale by seeing the sellers’ For Sale By Owner signs in their front yards.

    All of the 150 people I spoke with are trying to sell their homes themselves without the help of a licensed mobile home broker, such as the Mobile Home Dealer. The homes I called on are located in either Bradenton, Sarasota, or Venice, Florida.

    During my conversations with all of these sellers, I found that essentially the sellers really had two concerns when working with a brokerage firm.

    The first is the seller felt that they could do a broker’s job and marketing showing and giving their home enough exposure to sell, regardless of if they live in the state of Florida or not. The second concern the sellers had was the commission with the brokerage firm and how that amount of money would actually cost them more if they went to sell their home on their own. Most sellers were utilizing just their For Sale By Owner signs in their yards, with no paid advertising of any kind and no marketing to out-of-state buyers whatsoever.

    All of the sellers I spoke to were hoping someone would drive by, see their sign, and make an offer that they were willing to accept for the sale of their home. Here at The Mobile Home Dealer, we do market locally, but our main focus is finding out-of-state buyers who are ready to move to Florida for the winter or for full-time living.

    Sell Your Mobile Home Yourself In Sarasota

    We do not wait for the buyer to find us. No. We find the buyer and bring them to the seller.

    The seller’s next concern was the issue of cost and they felt a brokerage firm such as The Mobile Home Dealer would charge them more than what it would cost them to sell their home themselves.

    Now, although I can appreciate the seller’s desire to save money, the numbers I will discuss with you next show that’s not a valid concern.

    In Bradenton Florida, the mobile home park lot rent average is $513 per month. Bradenton sellers are averaging six months of listing their homes themselves without any assistance. Today on average, Bradenton sellers have spent $3,078 in trying to sell their homes themselves.

    For Sarasota, mobile home park lot rent averages $837.33 per month. Sarasota sellers are averaging five months of their home being on the market without any assistance. Sarasota sellers have spent on average $4,186 in trying to sell their homes on their own.

    Lastly, in Venice, mobile home park lot rent averages over $940 per month. Venice sellers’ homes have been on the market for over months without any selling assistance from a broker. Venice sellers are spending over $7,500 to date selling their homes themselves without the assistance of a mobile home broker.

    To recap, when a seller is looking to sell their homes on their own, they are, on average, paying the following amounts to do so:

    Bradenton $3,078, Sarasota $4,186, Venice over $7,500.
