    We hear it all the time at The Mobile Home Dealer, “where are all the good Sarasota Florida mobile home rentals? Sarasota Florida has been quickly rising on the desirable list of places to live over recent years.

    This is no surprise to all of us locals who have called this beautiful city home for years.

    With no state income taxes, great weather all year round, and some of the best beaches in the country within a stone’s throw it is a no-brainer why so many people love calling this area of the country home!

    Although real estate prices continue to rise without an end in sight, we do have several apartment complexes that are continuing to be built to meet the demand of new Floridians moving to the Sarasota area. This rise in new construction still does not appear to be keeping up with the need for housing.

    Here lies the need for more affordable housing.

    Enter the world of mobile homes!

    The weather is starting to warm up here in the greater Sarasota, Florida area; before you know it, the dog days of summer will be here when everyone is looking for a cool place to be during the hot hours of the summer afternoon.

    With the change in weather, we also see a large change in the population of the Sarasota Florida mobile home market, mainly, fewer snowbirds are around right now and by this time next month, we expect to see only us “locals” around enduring the hot months here in Sarasota.

    If you are a seasonal Sarasota, Florida mobile home visitor, you may want to consider renting a mobile home for a few months to make your stay enjoyable and stress-free.

    Mobile home parks are plentiful throughout Sarasota and surrounding areas, with over 400 in Sarasota County alone!

    Many new Floridians are looking for a place to stay for a shorter period of time before they look at purchasing their final home and setting up roots in the Sunshine State.

    Many of these folks see the mobile home parks and like the idea that they can live in their own home with parking that is right next to their front door, a small yard, and the amenities that many of the local mobile home parks are known for all of which are at a fingers length for them home.

    Many people move to Florida yearly to enjoy the warm weather all year round. Most of these people are from the Northern part of the United States and Canada. People who are migrating from cooler winter climates and going South are called snowbirds. However, aside from snowbirds, which account for the majority of the visitors, there are also people from other states who move here for different reasons, such as jobs, affordability, family, and holiday vacations. 

    We work with several folks daily who are looking to relocate down to the Sunshine State and buy their own piece of paradise but are unsure of if they should go ahead and buy a mobile home right when they get down here or if they should rent first to get a better understanding of the area before they put roots down.

    So, with all of these mobile home parks, why is it becoming increasingly difficult to find mobile homes for rent?

    Many Sarasota, Florida, mobile home parks require each home to be owner-occupied. This means that whoever is on the title needs to reside full-time.

    Many parks require this to prevent a mobile home park from becoming transient with nightly or weekly rentals.

    The parks that do allow rentals will usually require a set amount of time per renter, most commonly four to six months.

    Some parks in and around the Sarasota, Florida area, do not allow the homes that are within the park to be rented whatsoever. The reason for this restriction many times is because the park owner or manager believes that if they have rentals, it will turn into a huge hotel with tons of homes being rented for one or two nights at a time, which could lead to a very transient or unsafe feeling within the park for other residents.

    Although this may or may not be the case in reality, this is the perception that some park managers have about allowing rentals in their parks.

    Some homeowners will not follow these rules and still look to rent their homes, which could lead to a huge issue for both you and the home’s owner down the road. 

    The parks that allow this will require the renter to become park-approved just like all residents who reside there are.

    The reason for the renter needing to be approved is so that all of the folks who are living in the mobile home park for any length of time are all held to the same standards when moving into the mobile home park.

    Although there are several mobile home parks within the Sarasota area that do offer rentals more and more of these parks are now requiring the renter to rent the home for a certain period of time.

    When looking at renting a mobile home in the Sarasota, Florida, area, we highly stress that you always be on the lookout for how long the park requires you to rent so that if you are looking for a shorter-term rental, you are not setting yourself up for a longer unintended stay!

    Do visitor restrictions for Sarasota Florida mobile home parks even exist?

    The answer is, yes, yes they do!

    When looking at buying a mobile home on leased land within the greater Sarasota Florida area one needs to be aware of if the park that they are buying in has these restrictions and, if so, what are they and how they affect all the owners of the park.

    What we have seen here at The Mobile Home Dealer, is that this issue usually only is associated with mobile homes within mobile home parks that also double as RV parks.

    These multi-use parks, where both RVs and mobile homes are located usually have some odd restrictions that every Buyer needs to be aware of prior to moving forward with purchasing a home, travel trailer, or RV within the park.

    Generally speaking, we do not see the travel restriction being prevalent within traditional mobile home parks as these parks always have the ability for residents or visitors to stay year-round regardless of what home they are living in.

    Each mobile home park, whether it is a traditional mobile home park or a multi-use park will have what is known as a park prospectus for the entire community. A park prospectus is essentially a long list of all the rules that the residents who call the park home need to abide by. These rules will go over the usage of motorcycles, the ability to have pets, how many guests can stay in the home along with how long one can stay in the home. Within this document the park manager will give every Buyer will go over the details of if the park is a full-time residency park or if it is a part-time residency park.

    Generally speaking, a full-time residency park is exactly what it sounds like, there are no restrictions to anyone for any length of time so long as there are no rules violations or reasons why the resident should not be living in the park in the first place.

    Limited residency parks are ones that state that the residents within the park will only be able to live within the traditional confines of the park for a limited amount of time per year.

    The most common limit is for residents to only be able to live in the park six months of the year and the other six months they are unable to live within the park.

    There seems to be a bit of gray as to how hard the mobile home park managers seem to enforce this rule as well as how exactly they do elect to enforce this when the resident physically owns the home they live in.

    Regardless of these details it still is important to know that these rules exist and for every mobile home Buyer to be aware of them and how they will affect them moving forward.

    Most mobile home parks within the Sarasota Florida area are full-time residency parks but it is also important to realize that not all parks throughout the area follow this rule.

    Visitor restrictions are just one of several odd restrictions that a prospective mobile home buyer must be aware of including but not limited to renting or subletting your mobile home. 

    When can mobile homeowners sublet, transfer, or sell their mobile homes?

    The mobile homeowner can sublet their own mobile homes when the mobile home park permits this. However, some mobile home parks do not allow subletting. Therefore, it’s best to check with the mobile home park before considering subletting.

    Mobile homeowners can transfer the title to their mobile home by going to the local DMV in the area. There are fees for this, and the owner must be present.

    Suppose you are selling a mobile home and don’t own the land. The mobile home park owner must be involved. It will be required that the new prospective owner must be approved by the park manager first before completing the buying process.

    Legal reasons for eviction from mobile home parks

    There are various legal reasons why a mobile homeowner can be evicted from a mobile home park. Nonpayment of lot rent due is one of them: criminal activity, drug activity, vandalism to property, and rowdy behavior. In addition, any violation of the mobile home park’s regulation is grounds for eviction.

    Park owners must follow the mobile home park laws when it comes to evicting a mobile homeowner. It entails the park owner or the manager going to court and requesting a hearing with the court clerk. Proper notice must be given to the mobile homeowner. And if the homeowner does not leave the park after the court has ordered it, a sheriff’s deputy could physically remove them.

    When looking at buying a mobile home within the greater Sarasota Florida area we can not stress enough to every Buyer to read and understand all the rules and regulations of the park prior to buying their mobile home so that they are able to know if the park is a full-time residency or a part-time residency park.

    It is that time of year!

    The start of a New Year brings hopes and aspirations, goals and plans along with the familiar uncertainty of what exactly will happen in the coming 12 months that make this year up.

    As we enter the new year, many people are wondering what the status of mobile homes will be in Florida for 2022. Unfortunately, there is no easy answer to this question. The mobile home market is constantly changing and evolving, making it difficult to predict what will happen in the coming year. However, there are a few things we can look at in order to get an idea of what the mobile home market might look like in Sarasota Florida in 2022.

    One of the biggest factors that will affect the mobile home market in Florida is the continuing effects of the COVID-19 pandemic. The pandemic has had a major impact on the economy, and this has trickled down to the housing market as well. Many people have lost their jobs or have seen their incomes decrease, making it difficult to afford a traditional home. Mobile homes offer a more affordable option for many people, and so we expect that demand for them will continue to be high in Florida in 2022.

    Another factor to consider is the increasing cost of land. The price of land is always fluctuating, but it has been on the rise in recent years. This makes it more difficult for people to purchase a piece of land on which to put a mobile home. As land prices continue to increase, we expect that fewer people will be able to purchase mobile homes in Florida.

    Inventory:

    It is no secret what is happening in the single-family real estate market at this current time. With record low-interest rates and supply chain issues continuing to remain prevalent, this has been one of the larger reasons why prices have skyrocketed in this arena.

    With raising costs for single-family homes we have seen a growing number of mobile home Buyers come into the mobile home space as they have been pushed out of being able to afford a single-family home at this time.

    These new Buyers have begun purchasing many of the higher-priced mobile homes in the area and we do not see this slowing down anytime soon.

    We continue to see a larger inventory push in the lower priced homes throughout the area as well as homes that are in need of light fixing up.

    Our Take:

    With the rise in inventory in these units we feel there will be plenty of opportunities in the coming year for would-be Buyers to purchase a great home at a heavily discounted price so long as they are willing and ready to either do the updates themselves or hire them out to a licensed professional.

    Pricing:

    We continue to see a rise in mobile home prices, especially for the higher-end units.

    The reason we feel there is a price increase for these units is that there are more Buyers coming into the space who are ready to pay this amount because, to them, it is the only affordable housing option as they are unable to afford to pay the asking amounts for single-family homes.

    Please note, we only see this in the higher-end homes, not in the middle and lower-priced properties.

    Our Take:

    If you are looking for a nearly brand new, turn-key mobile home in a 5 Star mobile home park expect to pay top dollar or even higher at this time. These prices, although high for the overall mobile home market, are still lower than those of a comparable single-family home.

    If you are looking at Buying a lower-cost property, be prepared to act fast but do not feel like you need to be overpaying in this market.

    Lot Rent Increase:

    This is one point that we do not see anyone discussing at this time and we feel this is the “secret” to all mobile home sales for 2022.

    It is reasonable to say that lot rent will increase by 1-2% per year to match national inflation.

    With everything that is going on in the economy currently, mainly, the high levels of inflation we are expecting lot rent to increase quite a bit more than the standard few percentage points.

    Most of the mobile home parks in the Sarasota Florida area are senior parks.

    Many of these residents are paying their bills from their Social Security income.

    With the dramatic rise we expect to see in lot rent increases throughout early 2022, we expect a huge amount of current residents to not be able to afford to keep their homes due to this lot rent surge and, as such, will have to look to sell their mobile home by the end of the year.

    As upsetting as this is, we feel that this will be happening in the Summer to Fall months of the year after the lot rents are increased across the board and the snowbird season ends.

    Our Take:

    If you do not have to buy a Sarasota Florida mobile home right away you may want to hold off until the Spring or Summer as we expect a surge of additional inventory to hit the market. While we are unable to promise anything, we do expect the surge of homes to help bring down the price of the homes due to the extra choices Buyers have.

    Overall Take:

    The state of mobile homes in the Sarasota Florida area is in a unique spot and we feel that if you are looking to buy or sell your current mobile home then this is a great time to do both.

    The key, however, is to be realistic about your expectations on both the price you are looking to get for your mobile home and what you expect to see included in your budget.

    Having these expectations understood before entering the market will make the mobile home buying and selling process that much more enjoyable.

    The reason is that the vast majority of mobile home Buyers are looking for a safe, clean, and affordable home. Not providing the affordability part of this equation to the would-be Buyer is a downfall that many mobile home Sellers are falling into.

    The key here is to look at other homes in your area, specifically your community, understand what these homes are selling for, and price your home accordingly.

    2. Mark Your Mobile Home Correctly

    Although the For Sale By Owner sign in the front yard can and does work to a certain extent it is just not the way to get your home sold fast. The reason for this is that with a sign in your front yard the Seller is looking for the one Buyer who is driving by the property, sees it, and makes the call to the Seller to set up a time to see the property.

    There are far better ways to market your home than this.

    Look to take advantage of all out-of-state Buyers looking for a second home or their forever property. Utilizing property websites, good photos, a thorough description, and video will help grab the attention of out-of-state Buyers, many of whom will be the ones who are looking to purchase your home right away!

    3. Understand The Sales Process

    This is one aspect that we feel does not get covered enough and is one that if not done correctly will cause everyone serious problems.

    Understand that if your Sarasota Florida mobile is located in a park on leased land the park will need to have the resident park approved prior to getting a land lease signed. Failure to do this could very well cause issues with not only you as the Seller but the Buyer as well as they may not be able to own a property in the community you sold them one in.

    If the Buyer is sold the home before approval is on file and is then not able to sign a land lease then the Seller may still be responsible for the payment of the monthly lot rent.

  • What Is A Sarasota Park Model Mobile Home?

    Park model mobile homes look exactly like their counterparts, but they are usually quite a bit smaller and weigh a fraction of what single-wide mobile homes weigh.

    When looking at buying a mobile home in Sarasota, Florida, one needs to be aware of all the different types of homes that are available for purchase.

    Many buyers think that single-wide and double-wide are the only two types of mobile homes available for sale in the Sarasota, Florida, area, but this is not true.

    Often, single-wide and double-wide mobile homes are the main types of properties available in mobile home parks throughout the Gulf Coast, but there is a third segment of homes that many mobile home Buyers overlook.

    This type of home is the park model mobile home.

    Park models are usually seen in mobile home parks that have an RV component to them and not regular traditional mobile home parks.

    Park model mobile homes are usually bedroom-bath homes, often with an attached Florida room, full kitchen, and sitting area. The bedrooms are almost always at the end of the home, and the bathroom is located right next door to the bedroom in the hallway. Full kitchens are standard, as is a larger sitting area in the front of the property.

    The Recreation Vehicle Association (RVIA) defines a park model RV as a unique trailer-type RV designed to provide temporary accommodation for recreation, camping, or seasonal use. RMPVs are built on a single chassis, mounted on wheels, and have a gross trailer area not exceeding 400 square feet in the set-up mode.

    Park model mobile homes are different from the traditional single—or double-wide mobile homes that visitors normally see during their travels through most mobile home parks.

    These homes offer the same cost-efficient benefits as traditional mobile homes, but they have several differences that are worth highlighting.

    Park model mobile homes are traditionally much shorter in length than regular mobile homes, with an average length being around 32 feet long. These homes are usually just as wide as traditional single-wide mobile homes with a twelve-foot width.

    Park model mobile homes have a different type of registration associated with them than traditional single-wide and double-wide mobile homes in that they have a physical license plate instead of a registration sticker. The actual license plate is because park model mobile homes are much smaller in weight and size than traditional mobile homes and, as a result, can be transported in a far smaller truck than what would be needed for traditional mobile home transport.

    Many times we here at The Mobile Home Dealer see park-model mobile homes within parks that allow both mobile homes and RVs.

    The reason for this is that many park model mobile homes can be placed on traditional travel trailer sites just like RVs and do not need the additional space to set up for a single- or double-wide mobile home.

    Park model mobile homes usually have one bedroom and one bathroom. Here, throughout the greater Sarasota, Florida area, we see that these park model mobile homes have attached screened-in porches that can be enclosed to add bedrooms, further adding to the usability of these units.

    Like any type of mobile home, prices vary quite a bit based on the age and condition of the home a Buyer is looking to purchase.

    New park model mobile homes can often reach into the mid to high $50,000 range for top-of-the-line, state-of-the-art homes while other park models that are dated or have the need for updates can be closer to the $10,000 range.

    Instead of having registration stickers on the front of the home like traditional mobile homes, park-model mobile homes have physical license plates that are placed in the front window.

    Many times, park models are easier to move should the owner want to move their home from one location to another. With mobile homes, it is a much bigger process, requiring special trucks, set-up and tear-down crews, and special permits to legally move the home throughout the state of Florida.

    Much of this is not needed when moving a park model, which makes it easier to decide if the home needs to be moved.

    Much like mobile homes, park model pricing varies across the board, from a brand new, top-of-the-line model in the $70,000 + range to fixer uppers under $10,000. What we have seen at The Mobile Home Dealer is that due to the size of a park model mobile home, many owners do not consider them desirable, and as such, there are quite a few more deals to be had on a park model than on a traditional mobile home.

    Although park models are usually not present in traditional mobile home parks, they are more prevalent in the RV park arena. Park model mobile homes offer just as many features as single-wide mobile homes do for less money.

    When looking at purchasing your next mobile home, we suggest you take a look at a park model mobile home as fewer people are buying these units, which could lead to you getting a better deal on one as opposed to a single or doublewide mobile home.

  • How Long Should The Approval Process Take In A Sarasota Mobile Home Park?

    One of the most common questions buyers always ask us is how long it takes for the mobile home park to approve new residents. Although different mobile home parks differ in processing times, this article will explain everything you need to know in order to have a successful mobile home park approval process.

    “You need to get approved by the park before buying a mobile home!”

    How familiar does this one-liner sound when you are looking at buying a mobile home within a mobile home park in Sarasota Florida?

    As licensed mobile home brokers within the state of Florida we, here at The Mobile Home Dealer, require that each Buyer become park-approved prior to the sale and closing of any mobile home. As such, we are very familiar with how the park approval process works and how important it is for the applicant to fill out and provide the park office with all the information that is required of them in a timely fashion.

    Mobile home parks within the Sarasota Florida area require each Buyer to be park-approved prior to closing on and moving into their mobile home.

    While each park has its unique standards and requirements for what an applicant must provide to get the park approved the consistent theme is that each Buyer must go through this process so that they can move into the community.

    By having a park approval process in place it assures each current resident that the new Buyer of the mobile home in their park is held to the same standards as the previous person who has moved in which creates a uniform expectation for all residents in the mobile home park.

    Most parks follow the same guidelines and will check the applicant’s criminal background, credit score, and debt-to-income ratio.

    In all of our time working in mobile home parks we, here at The Mobile Home Dealer, have yet to find a park owner or manager who can explain why or what they weigh the most when looking reviewing an applicant file to see if they are approved to become a resident or not.

    About half of the mobile home parks within the greater Sarasota area complete all of their park approvals in-house, meaning, the park manager takes all of the information down and runs it through their company’s database. When this is done the application process can move very quickly, usually within a few days, to determine if the applicant has been approved to live in the park or not.

    The other half of mobile home parks will send each applicant’s information out to a third party to complete all of the background screenings. When this happens the would-be applicant should plan on the application process taking 1-2 weeks and sometimes longer.

    In order to get the application process completed as quickly as possible it is imperative that the applicant provide the park office with all of the necessary information as quickly as possible. Most parks usually will provide the applicant with a list of all the information that is needed and will then leave it up to the applicant to supply these documents to them on their own.

    We have never, ever, seen or heard of a park following up with an applicant to remind them of outstanding paperwork that is needed. When the Buyer is looking to get approved it is their responsibility to get all of the information into the office in a timely fashion as their application will not be submitted for approval until everything has been sent in.

    If you are in a hurry to get approved by the mobile home park of your choice, make sure to prepare all the necessary documents at hand. If you already submitted all of the requirements and there is no response from the park manager, be proactive and send a follow-up request.

    Park managers and caretakers have other things on their hands and sometimes, the lack of attention from your side makes it more complicated. If your application is rejected because of the lack of proper documentation, fix it right away and don’t wait for the park manager to remind you because they simply do not do the follow-ups.

    When looking to buy a mobile home throughout the Sarasota Florida area all Buyers need to know that the purchase of their mobile home will not be complete until after the park approval process is done and on file. Trying to buy a home before being park-approved will create a world of trouble for the Buyer and, possibly, the Seller. This is something we strongly suggest not doing!

    The length of the approval process in a Sarasota mobile home park can vary depending on the specific park, the details of the application, and other factors. Generally speaking, the approval process can take anywhere from a few days to a few weeks. If the application is approved, there may be additional steps that need to be taken, such as obtaining a permit from the local municipality or obtaining insurance. During this time, a mobile home park may offer assistance to help ensure that all paperwork is properly completed and submitted. Once all the necessary steps have been taken, the approval process should be complete.

    Congratulations, your Sarasota Florida mobile home has been sold!

    You have hung in there throughout the entire listing process, have negotiated the sale of your home, located at Buyer who has been park approved and you are ready to move forward with moving out of your mobile home and into your new home!

    But, before you move forward too fast you first need to get your Sarasota mobile home out of your name and into the new Buyers name.

    If you don’t do this then you, as the Seller, will still be responsible for paying the yearly registration of your mobile home to the Department of Motor Vehicles. Not only this, but the Buyer will not be able to pay their taxes from the purchase of the home to the Department of Revenue nor will they be able to get mobile the home insured should they decide to add an insurance policy to their new mobile home!

    In Florida, when you are buying or selling a mobile home on leased land then it is referred to as personal property and not real estate. The reason for this is that when the home is sold with the property attached to it is then deemed as real estate, when the property is leased by the owner of the home then it is viewed as and taxed as a vehicle in the state of Florida.

    With this understood then when selling a mobile home on leased land the Seller and Buyer will need to fill out and complete an 82040 Form with the DMV, which is more commonly known as a Change Of Title Application.

    This form will allow the Seller and Buyer to sign off on the fact that the home was sold by the Seller and purchased by the Buyer for a disclosed amount of money and that this amount of money that the mobile home was sold for has had tax collected on it. This tax will then be reported to the Department of Revenue and the Buyer will be expected to pay this amount of money to the DOR within 30 days of the sale. Failure to pay these taxes may result in additional fines and penalties assessed to the Buyer.

    It is important to note that the 82040 form will need to be filled out for each side of the mobile home that is being sold. Meaning, if the home is a double-wide mobile home within the state of Florida then two of these forms will need to be filled out, one for side A and one for side B. If the Buyer does not fill out one 82040 form for each side then the DMV may reject the transfer of title application due to both forms not being filled out correctly.

    When looking at selling your Sarasota mobile home make sure you also have your physical title at the closing and have the ability to sign these titles over to the new Buyer of your home. If the Buyer does not have the signed titles on hand then they will not be able to complete the 82040 form as much of the information that is needed on this form is found on the front page of the title paperwork.

    When selling or buying a Sarasota Florida mobile home there are several steps need to be taken in order to ensure the title has properly taken out of the Seller’s hands and into the Buyer’s hands. These steps, if not done correctly, may cause additional fines and penalties asses to either the Buyer or the Seller of the mobile home.

    It can be wise for you, as a Seller,  to go with the buyer to the DMV to make sure the ownership is transferred correctly so that taxes and liability are not in your name moving forward. Some buyers wait years to transfer title/ownership.

    If for any reason a lien needs to be placed on the title, this will be done at the DMV while talking with the clerk who is helping you. The clerk will want to know the name of the lienholder and their address. The new title will be sent to the lienholder’s address. The lienholder will then transfer the title to you once they are paid in full.

    Florida uses decal stickers placed on the exterior of the property to show the taxes are current for the year. The future owner will receive a tax bill in the mail yearly. Once this is paid you will be mailed back a decal sticker for the home’s exterior road-facing window.

    For buyers, aim to transfer ownership through the DMV soon after you purchase the mobile home to avoid a penalty or complications when you eventually do transfer ownership/title

    Park approvals can take anywhere between a single business day to up to several weeks depending on the park you are working with and how organized, you, as the mobile home Buyer are.

    Most mobile home parks throughout the Sarasota Florida area have a list of items that will need to be filled out, completed, and sent to the park office in order to complete the application process. If a park does not get all that they need to have on file to complete the application process then the approval process will stall and drag on for several days if not several weeks.

    When looking at making an offer on a mobile home within the greater Sarasota Florida area it is important, you as the mobile home Buyer, make sure to include in your offer how fast you are able to close on the home. If you are able to close right away, pending park approval, then make sure you let the licensed mobile home broker know this so that they can clearly communicate with the Seller of the mobile home.

    One of the other most important factors you as the new mobile home Buyer will need to let the Seller know is how long it will take you to get your money together in order to complete the financial side of the purchase.
