    With the winter season cooling us all off, does that mean that the mobile home sales temperatures, which have been red hot throughout Sarasota Florida, are cooling off as well?

    The easy answer to that is, well, it depends.

    Mobile homes on leased land are viewed as and taxed as personal property in the state of Florida. What this means is that when someone goes to buy the home they are purchasing the property itself and not the land that the mobile home is attached to. This purchase, in the state of Florida, is the same purchase process as that of a vehicle.

    The reason why we mention this when discussing the current temperature of Sarasota Florida mobile home sales is that when someone sells personal property, like a mobile home on leased land, then there is no public place where the sale price or the date of sale needs to be recorded.

    This differs quite a bit then in traditional Sarasota Florida real estate.

    In this type of transaction, the actual price and date for which the home has been sold need to be recorded within the county that the home was sold. Having this information readily available is what real estate professionals will refer to when discussing what “comps” are to their clients.

    With the sale of mobile homes on leased land throughout Sarasota Florida this process is not required since the property is registered at the Department of Motor Vehicles.

    What we have seen throughout the greater Sarasota Florida area with these cool temperatures is that it is coming right in the middle of the snowbird season. Traditionally, the snowbird season falls between the end of October and runs until the middle of April. The majority of these folks who “snowbird” from up North are in the general Sarasota Florida area from early January until the end of March.

    A snowbird is a person who migrates from the cooler part of North America during winter seasons and seeks a warm climate down to southern states, especially Florida. According to the statistics, there is an average of 3.5 million people who visit Florida each year and Canadian snowbirds make up a huge portion of this number during winter seasons.

    During this time period, we usually see a rise in listings from full-time residents of the Sarasota Florida area who are looking to sell their mobile home to a new snowbird who has fallen in love with all that the Sarasota area has to offer.

    What many of these Sellers will do is they will wind up sitting on their property without a whole lot of activity until the last month or so of the snowbird season. The reason for this is that most snowbirds will have a place they are going to spend the season already lined up before they come down. Once they are here they are not looking to buy a mobile home right away as they just got settled into their seasonal home.

    Here, we see mobile homes usually sit on the market for longer than they would the remainder of the year.

    Snowbirds usually look to buy in March and April right before they head back to the North for the summer months. This is when the majority of these mobile home listings sell as the snowbirds usually want to have a place already lined up for the coming winter.

    So, do lower temperatures within the greater Sarasota Florida area affect home sales? Yes, but not totally due to the fact that the temperatures are cooler, the home sales slow down because many of the snowbird Buyers are holding off until they are closer to heading back North to their permanent residence.

    Regardless of when these snowbirds look to purchase their new Sarasota Florida mobile home, all Sellers must realize that if they do not start getting their home ready to sell here soon and wait too long then they could very well be holding on to their home for months longer they expected.

    Have you seen a mobile home like the one pictured above in a mobile home park within the greater Sarasota Florida area before? When seeing this type of home, have you been confused as to what it is and what it is all about? Yes? The home in the image above is called a park-model mobile home.

    Park-model mobile homes are primarily designed for long-term or permanent placement at a destination where a mobile home or an RV is allowed. Park models, mobile homes are considered recreational but can also be long-term regular dwellings. This is a relatively new phenomenon and it is just starting to gain popularity among other factory-built homes.

    Park model mobile homes require different building specs in the United States. They must remain under 400 square feet to qualify as a vehicle under most federal and state laws. Like traditional mobile homes, park-model mobile homes also have steel tie-down straps to satisfy local zoning or mobile home park regulations.

    Some people may mistakenly call a park model a manufactured home but this is incorrect due to the fact that park models are licensed as RV’S. Park home is neither an RV nor a manufactured home. This type of home is built according to the RV industry code but usually in the same factories that produce manufactured homes, so the same rules for quality and modern design are applied.

    The Recreation Vehicle Association (RVIA) defines park model RV as a unique trailer-type RV that is designed to provide temporary accommodation for recreation, camping, or, seasonal use. RMPVs are built on a single chassis, mounted on wheels, and have a gross trailer area not exceeding 400 square feet in the set-up mode.

    Park model mobile homes are different from the traditional single or doublewide mobile homes that one normally sees during their travels throughout most mobile home parks.

    These homes offer the same cost-efficient benefits as traditional mobile homes, only they carry with them several differences that are worth highlighting.

    Park model mobile homes are traditionally much shorter in length than regular mobile homes with an average length being around 32 feet long. These homes are usually just as wide as traditional single-wide mobile homes with a twelve-foot width.

    Park model mobile homes do have a different type of registration associated with them than the traditional single-wide and doublewide mobile homes in that they have a physical license plate that goes with them instead of that of a registration sticker. The reason for the actual license plate is that park model mobile homes are much smaller in weight and size than traditional mobile homes and, as a result, can be transported in a far smaller truck than what would be needed for traditional mobile home transport.

    Many times we, here at The Mobile Home Dealer, see park-model mobile homes within parks that allow both mobile homes and RVs.

    The reason for this is that many park model mobile homes can be placed on traditional travel trailer sites just like RV’s can be and do not need the additional space to set up for a single or doublewide mobile home.

    Park model mobile homes usually always will be one bedroom and one bathroom. Here throughout the greater Sarasota Florida area, we see that these park model mobile homes have attached screened-in porches that can be enclosed to add an additional bedroom further adding to the usability of these units.

    Like any type of mobile home, prices vary quite a bit based on the age and condition of the home a Buyer is looking to purchase.

    New park model mobile homes can often reach into the mid to high $50,000 range for top-of-the-line, state-of-the-art homes while other park models that are dated or have the need for updates can be closer to the $10,000 range.

    When looking at a park model home we strongly suggest that you assess the home just like you would when looking to buy a traditional mobile home. Always make sure that the structural components of the home such as the roof, flooring system, and air conditioning system are in good working order and up to date on all services as these will be your most expensive repairs should they need to be done during the ownership time of your home.

Although different mobile home parks differ in processing times, this article will explain everything you need to know in order to have a successful mobile home park approval process.

    “You need to get approved by the park before buying a mobile home!”

    How familiar does this one-liner sound when you are looking at buying a mobile home within a mobile home park in Sarasota Florida?

    Pretty familiar, right?

    As licensed mobile home brokers within the state of Florida we, here at The Mobile Home Dealer, require that each Buyer become park-approved prior to the sale and closing of any mobile home. As such, we are very familiar with how the park approval process works and how important it is for the applicant to fill out and provide the park office with all the information that is required of them in a timely fashion.

    Mobile home parks within the Sarasota Florida area require each Buyer to be park-approved prior to closing on and moving into their mobile home.

    While each park has its unique standards and requirements for what an applicant must provide to get the park approved the consistent theme is that each Buyer must go through this process so that they can move into the community.

    By having a park approval process in place it assures each current resident that the new Buyer of the mobile home in their park is held to the same standards as the previous person who has moved in which creates a uniform expectation for all residents in the mobile home park.

    We at, The Mobile Home Dealer, have heard this same complaint dozens of times this year and wanted to address why this may be the situation you are encountering.

    As licensed mobile home brokers with the state of Florida, we are required to have all Buyers of a mobile home get approved by the park prior to closing on a mobile home.

    The reason for this is required is because if we sell a mobile home to someone who is not park approved and, after moving into their new Sarasota mobile home, they are denied by the park then now that Buyer owns a home that they are unable to live in.

    As you can imagine, this would create a major issue as all sales are final and there are no refunds of any kind!

    Oftentimes the park approval process will take only a few days to complete if that long.

    However, there are instances where the park approval process will take quite a bit longer and wind up stressing both the Buyer and Seller out due to the length of time it is taking to get the Buyer approved by the park manager.

    What we have found is one of the main reasons for this is that the Buyer does not send in all of the information needed by the park in order to complete the approval process.

    Most mobile home parks will provide the Buyer with a list of documents that need to be completed and put on file so that the approval will able to take place.

    If the park that you are applying to does not provide you with a written document with all of the information they need make sure you ask for one as this will keep you, the Buyer, organized and knowing what is still needing to be provided to the park for your residency approval.

    We have seen many times where the park office will not communicate with the Buyer on what they are missing as they feel that is up to the resident who is seeking approval to continue following up so that their application is complete.

    Park managers and caretakers have other things on their hands and sometimes, the lack of attention from your side makes it more complicated. If your application is rejected because of the lack of proper documentation, fix it right away and don’t wait for the park manager to remind you because they simply do not do the follow-ups.

    While we don’t feel this is the best method of communication, it is one that we have seen and continue to see throughout the Sarasota Florida mobile home park industry.

    When looking to get approved by a park for residency make sure you get the park office all that they are asking for as quickly of a time as possible, making sure all documents are filled out entirely so that an additional delay is not assessed for your park approval to come through.

    In this day and age when nearly everyone seems to be feeling the squeeze of rising prices due to a lack of supplies from the Covid-19 pandemic Buyers and Sellers of mobile homes in the Sarasota area want to make sure their dollar is going as far as possible.     If this is your first venture into the mobile home world then you will quickly learn that mobile homes, although very similar to traditional single-family homes, do have their unique features one of which is the flooring system.

    A mobile home flooring system is unlike that of a condo, townhome, or single-family home in that the construction of the floor is wood-based and not concrete.

    When walking into a mobile home, under the actual flooring that one sees is usually a sheet of lumber. This lumber will either be a 5X8 sheet of particle board or a 5X8 sheet of plywood.

    Usually, mobile homes from the factory come with particle board sub-flooring which is a composite type material that can hold up well over the years so long as it does not get wet. If this product does get wet then it can be susceptible to breaking apart quicker than plywood does. Many times over the course of a mobile home’s life the original particle board flooring will eventually be replaced by plywood to help make the floor sturdy for years to come.

    Under the plywood, most mobile homes have 2X8 support beams that are then built into the frame of the home. Under the 2X8 supports, most homes will have the plumbing, vapor barrier, and then the ground that the home sits on.

    With all of this understanding, it would be reasonable to think that over time the flooring system may have to be replaced because it is a wood-based product and not a flooring system based on concrete like many single-family homes are in the Sarasota area.

    Mobile homes can have, what is referred to as soft spots on the floor that develop over time.

    Soft spots can occur for a variety of different reasons but most commonly it is created by the moisture that comes from either the ground or the air conditioning system that penetrates through the wood subflooring and makes it weaker over time. If one were to walk on these weak spots they will feel a little “soft” or one may see a dip in the floor where the soft spot is located at.

    Many times mobile home Buyers will see or feel a soft spot and immediately think that this will turn into a large repair bill, which, in all reality, this is false.

    If a soft spot occurs then the owner of the mobile home will have to decide if they are going to go in and replace all of the subflooring or only the sections that are soft. If the homeowner is looking to only replace the sections with the soft spots then all that will be needed to be done is to have the soft portion of the subflooring cut out and a new piece of subflooring installed that matches the piece that was taken out.

    Most handy professionals around the Sarasota area can replace a soft spot for around $100.

    If the owner of the mobile home is looking to replace the entire subfloor system then prices will skyrocket as with the cost of lumber and lack of supplies right now in the building industry nothing is coming cheap!

    Another way to cut the flooring repair expenses is to do it yourself. We saw many homeowners who have spare time during weekends replace sections of their mobile home flooring. Although not all people can do this, mobile homeowners who have basic carpentry skills and extra time can save money on labor costs.

    Although flooring repair could be cheap or expensive, there are several factors that contribute to the increase in replacement costs. Regular cleaning and checking can help prevent these soft spots in the long run.

    #1 Make Sure You Have Your Hurricane Tie Downs Checked

    Hurricane tie-downs are large anchors that are drilled into the ground which help keep your mobile home anchored to the ground during a hurricane. These tie-downs are actually large metal steaks tied that are either connected to the frame of your home or to metal straps that keep your home safe and secure. It is a good idea to become familiar with the type of tie-down system your home has and where all of your anchors are located. If you have owned the home for a few years and have not had them inspected by a trailed professional we suggest it is a good idea to make a service call so that a technician can come out and make sure everything is in proper working order.

    #2 Check To See That Your Storm Shutters Can Be Pulled Down

    Most mobile homes in Sarasota have large metal storm shutters that are on the exterior of the home. These shutters have metal rods that keep them open most of the year allowing the beautiful Florida sunshine to come into your home throughout the year. These shutters do have a purpose in that they can be pulled down and closed to protect your windows should a storm come through the mobile home park that your home is in. Double-check to make sure these shutters can be pulled down and secured so that if you need to use them for an upcoming storm you know how they work and what needs to be done to secure your home.

    One of the main reasons why so many people live in Florida is to enjoy the outside weather! With this enjoyment, many residents have outside furniture and BBQ grills on their property. Although these pieces of furniture provide endless memories in the Sarasota sun they can become quite dangerous if they are not tied down safely when a storm is on its way. Make sure you have the proper tie-down materials ready and know what you will do to either move your furniture inside your home or to safely secure these items on your property.     Generally, your life in a mobile home park will be smooth if you pay your lot rent on time and adhere to the rules and regulations of the park that are found in the park prospectus. Failure to do so, however, puts you at risk of facing eviction from the community.

    One of the few challenges for people buying mobile homes in the Sarasota Florida area is the limited choices due to the lack of new mobile home parks.

    Currently, there are over two hundred mobile home parks throughout Sarasota County Florida, most of which have been in existence within the area since the 1960s.

    Although Sarasota County does not have the most parks in Florida one needs to wonder, will there ever be more mobile home parks built within Sarasota County?

    With the recent rise in real estate prices and the focus on affordable housing now more than in recent years many of the parks in the greater Sarasota Florida area are at capacity and most have very few homes for sale.

    So, then, when will more parks be built?

    We at The Mobile Home Dealer are not urban planners by any stretch of the imagination, however, we do feel we have a solid understanding of exactly what a mobile home park is and how they interact with the county where they reside.

    When we are referring to additional mobile home parks being built in Sarasota County, for this article, we are referring to ones where the resident owns their home and leases the land their home resides on through a monthly payment called lot rent.

    By paying lot rent while owning the mobile home, the resident does not pay property taxes as they, technically, do not own the land that their home is residing on.

    Since the resident is not paying property taxes then the County in which the home resides is not receiving additional tax dollars to fund the County services that serve all the residents within the County.

    What this means is that if a mobile home park has, for example, 100 homes with 2 individuals living in each home then the County is providing services for 200 people who are not paying property taxes to support these city services.

    City services could be public libraries, police, fire and paramedics, public school costs, and a variety of additional services that are provided to all County residents by way of tax dollars obtained from property taxes.

    Most counties want to make sure that every parcel of land is set to its “best and highest use”.

    A mobile home park where the County is not receiving additional tax dollars may not be viewed as the county’s best use if the best use is being evaluated purely on tax dollars generated through property taxes.

    Another point worth noting is that if one were to look at the Sarasota County maps prior to all the urban development we currently see, one would notice that many of the areas where the larger parks are built were, at one time rural areas.

    Through the years following the parks being built the areas have been considerably built up with additional residential and commercial spaces leaving very few additional large plats of land needing to be developed.

    Since a mobile home park will take several acres, at a minimum, of land to develop it is not looking like there is any additional land of that size open and available for large mobile home park developments to be completed.

    Will there ever be a new mobile home park built in Sarasota County Florida? We can’t tell for certain but we would think that it would not be the most likely of circumstances based on the points addressed above.

    The lack of new mobile home parks can also increase the lot rent rates in the existing parks.

    The location of a mobile home park also helps determine the monthly rent. For instance, mobile home parks closer to social amenities charge higher rent for their mobile homes. The same applies to mobile homes closer to cities.

    The title of the mobile home will clearly state who owns the mobile home and what, if any, leans have been placed on the property.

    Having your mobile home title is essential to selling your mobile home as this will be the one document issued by the state of Florida that shows you, as the Seller, are the one who can legally sell the property.

    We at The Mobile Home Dealer often encounter Sellers who have lost or misplaced their mobile home title when closing on the property.

    This is not a huge issue as Florida allows a mobile home Seller to apply for and acquire a duplicate title. To obtain a duplicate title the Seller will have to fill out a duplicate title form at the Department Of Motor Vehicles (DMV), provide their photo identification, and pay a small fee. Once this is all turned in the DMV will then be able to print off the duplicate title for the Seller so that they can move forward with selling their mobile home.

    If the Seller does not have the title and is not able or willing to apply for a duplicate title then the sale will come to a halt as this document is needed to proceed with the title transfer from the Seller to the Buyer of the mobile home.

    If the Buyer of the mobile home is looking to purchase a property with no title and no owner then the Buyer could apply for an abandoned title at the DMV. This, however, can not be done if the Seller of the home is known and able to apply for a duplicate title.

    When you are looking at selling your Sarasota mobile home before it goes on the market, we strongly suggest you review how long you will need to move and locate the title of the home.

    We can not begin to tell you how many mobile homes we have sold for Sellers only to come to closing and not be able to locate the title to the home they are trying to sell!

    If this is your situation, please take a few moments to look for and locate the title of your mobile home. Please note that if you are selling a doublewide mobile home, then there need to be two separate titles that you are able to locate, one for each side.

    After you have located the titles of your mobile home, make sure you keep them in a safe place. These titles will need to be given to the licensed mobile home broker upon closing so that they can transfer the home out of your name and into the name of the new Buyers.

    The next item of business to address prior to putting your Sarasota mobile home up for sale is how long you will need to pack up and move out of the home when it is sold.

    If you are using your mobile home as a winter retreat and are okay leaving everything in the home when it is sold then that is fine, just make sure you communicate these wishes to the mobile broker at the time of the listing of your home being taken.
