When looking to sell your Sarasota Florida mobile home it is important to know what your Buyer wants and how they are going to evaluate your property.
Many times, we see that mobile home Sellers throughout the greater Sarasota Florida area tend to be so focused on the fact that they have what everyone wants, that being a mobile home on leased land in one of the most beautiful places in the United States.
As much as we agree with this belief, we must look at the mobile home sales process through the lens of a traditional mobile home Buyer and how they evaluate purchasing their piece of paradise in the Sunshine State.
Safe
In all of our mobile home sales at The Mobile Home Dealer, we continue to see that safety is one of the pillars that every mobile home Buyer is looking for. By safety, we are referring to the actual home and how it can be used daily. Do the floors have soft spots? Does the roof leak? Can the Buyer cook a meal in the kitchen with all the electricity running properly? Can the Buyer take a shower and get ready for the day with plenty of hot water? When we think of safety we also think of how functional is the property the day the Buyer buys the home.
Clean
This can be looked at in two ways, odors and appearance. When the Buyer buys the mobile home does the home smell funny? Does the fridge need to be removed due to it being too far gone? Is the Seller leaving all of their junk behind? Does it smell like an animal inside? Were the previous owners smokers? All of these attributes need to be looked at to help in determining if the home is clean. When we think of how clean the home is we are looking at if the Buyer has to do tons of work to change how the previous mobile home owner lived.
Affordable
This is the attribute that is getting TONS of attention right now as we continue to see real estate prices soar throughout the greater Sarasota Florida area. Most mobile homes on leased land are cash purchases so the Seller needs to realize the Buyer is looking to pay with cash as most mobile homes on leased land will not be able to obtain financing should the price exceed the cash savings of the Buyer. If the home is looking to be sold for cash and the home cannot have financing applied for various reasons then the Seller of the mobile home needs to be conscious of what price they are looking to sell their mobile home at. When we think of affordability we are looking at not only what the current mobile home market is doing but considering that along with what the average mobile home Buyer can afford during a cash purchase.
